CITY OF TAMARAC, FLORIDA
RESOLUTION NO. R-86-,2&
A RESOLUTION ISSUING DEVELOPMENT ORDER NO.
171-1 FOR A SITE PLAN FOR PEBB BUILDING/CEN-
TRUST SAVINGS BANK; AND PROVIDING AN EFFEC-
TIVE DATE.
WHEREAS, pursuant to the instructions of the City Council
of Tamarac, Florida, a public meeting has been advertised in
accordance with applicable law of the date, time and place of
the .meeting regarding the review of the application for a
revised development order by the applicant for development
approval; and
WHEREAS, the City Council has examined and investigated the
application, staff and Planning Commission recommendations; and
the attached Development Review Status Sheet dated 6/5/86; and
WHEREAS, the City Council reviewed the revised development
order and accompanying documents at a public meeting; and
WHEREAS, the City Council has determined that the applica-
tion is in compliance with all elements of the Comprehensive
Plan, or will be in compliance prior to the issuance of a
Certificate of Occupancy for the development that is the subject
of the application.
NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF
TAMARAC, FLORIDA:
SECTION_1: That the application for approval of a site
plan for Pebb Building/CenTrust Savings Bank, at the S.W. corner
of University Drive and McNab Road, is approved subject to the
following conditions:
A. Construction is to be in complete compliance with the
plans and specifications submitted by the developer to the City
of Tamarac as described in Section II of the Development Review
Status Sheet and approved engineering drawings.

B. Commencement of construction shall be no longer than
one year from the date -of this approval. If the development
does not commence construction within one year, this approval
is null and void unless an extension has been granted in accor-
dance with applicable regulations.
C. The revised development order is assignable, but an
assignment does not discharge any assignee from strict compli-
ance with the order unless the City Council consent's to modify
any of the original requirements.
D. Additional conditions established in order to issue the
revised development order are set forth as follows:
1: Provide a copy of the recorded plat prior to
issuance of building permit.
2: Provide proof that the ingress/egress from
University Drive has been approved by Broward
County for vehicular access and show on site
plan the nonvehicle access area.
3: Submit an affidavit from a Certified Florida Civil
Engineer stating that the turf block or stabilized
base will support a 20 ton vehicle.
SECTION 2: Should any section or provision of this
revised development order be declared by a court of competent
jurisdiction to be invalid, the City Council shall determine if
the other portions of the order remain valid or whether the
approval shall,be null and void.
,SECTION 3: This revised development order as conditioned
shall become effective immediately upon its passage.
