A RESOLUTION APPROVING AMENDMENTS TO THE
TAMARAC LAND USE ELEMENT FLEXIBILITY ZONE
#62 AND LAND USE MAP FOR THE SOUTH ONE-
HALF SECTION SEVEN, AND AUTHORIZING SUB-
MISSION TO THE BROWARD COUNTY PLANNING

WHEREAS, the City has adopted a Land Use Plan Element
which has been certified by the Broward County Planning
Council; and
WHEREAS, the City wishes to amend said element as
Provided in Florida Statute (163); and
WHEREAS, the City has studied the need to amend Flexibi-
lity Zone #62 South One-half of Land Section #7 and has
studied the area to provide for the City's future needs to
create a supporting tax base for its residents through the
establishment of industrial, commercial, and transportation
areas as balances to the residential component; and
WHEREAS, the City has a need to correct and amend the
calculation of acres and land use designations in Flexibility
Zone #62, South one --half of Land Section #7; and
WHEREAS, the City must provide changes to all documents
within our Land Use Element for future uses of Flexibility
Zone #62; and
WHEREAS, the City must transmit Land Use Plan Amendments
to the Broward County Planning Council to forward to the
State of Florida for review and recertification; and
WHEREAS, the City has held public hearings to amend the
Land Use Land Element at which parties in interest and all
other citizens so desiring had an opportunity to be and were
heard.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF
THE CITY OF TAMARAC, FLORIDA:
5ECTION_1: The Following amendments attached as Exhibit
A to the Land Use Plan Element of the Comprehensive Plan for
the City of Tamarac are hereby approved with the changes
included by the City Council during the public hearing.
ZY&MN 2: That the City Staff as authorized by the
City Manager is hereby authorized and instructed to transmit
said amendments to the Broward County Planning Council for
recertification of the Land Use Plan Element.
E TION 1: That the City Manager or his designee is
hereby authorized and instructed to advertise public hearings
for the final adoption of the Land Use Plan Element as
amended upon recertification of same by the Broward County
Planning Council.

Since Study Area 62 is currently less than 40% developed, the City
Land Use Plan provides for substantial residential and non-residential
growth. Land allocated for residential use is increased from 355 acres
developed today to 10,061.1 acres <1 X 2> (Land Section #7 is designated
for 1,526 units on 206 acres with a net density of 7.4 DU/AC). Most of
this increase is in land designated for multi -family dwellings. The Plan
allows for an increase in commercial land from the 6.6 acres currently in
use to 168 acres and industrial property may expand from the 47 acres
existing today to 313 acres.
The number of dwelling units permitted in Study Area 62 by the City Land
Use Plan Map is 9,045 units. The Broward County Land Use Plan permits a
total of 9,058 units. There are at this time 13 reserve units that may
be used by the City to apply to parcels within Study Area 62.
<1> CAPORELLA ISLAND
One acre of proposed park was removed but no additional units greater
than 453 gross or 9.8 DU/AC net will be permitted on parcel.

Study Area 62
Located in the southwestern portion of the City, Study Area 62 is comprised
of 1824.5 acres or 24.5% of the total land area in Tamarac. Currently 726.59
or 39.8% of the area is developed with over 50% of it in the residentially
land use category. Of this 444.08 acres of residential land 214.6 consist
of low and low -medium single family homes. Low -medium and medium density multi-
family development comprise 169.5 acres or 38.2% of the total residential land
in Study Area 62. Recreation/Open Space land uses comprise 266.3 acres of the
area with 234.94 acres in two 18 hole golf courses and 31.3 in private park
and recreational facilities. Existing commercial areas consist of only 6.57
acres or .3%. Much of Tamarac's future industrial development will occur in
this area with Visual Graphics being an area of major employment at this time.

The City will continually monitor development in this area by working with
developers and property owners to reduce residential densities in order to
insure that the maximum density will not be exceeded.
Non-residential uses such as commercial and community facilities are treated
the same as in other study areas.. The City Land Use Plan Map, in conjunction
with the permitted uses within each of the land use categories, determines
the amount and location of these uses.

Table 2 summarizes the land uses on the Land Use Plan Map by the acreage
