A RESOLUTION ISSUING A DEVELOPMENT ORDER FOR rAlE
BROADWAY REALTY CORPORATTON _
PROJECT. DEVELOPM� ORDER �JO. 1_ 13 _ AND PROVIDING
AN EFFECTIVE DATE.
MIEREAS, pursuant to the instructions of the City Council of the City of
Tamarac, Florida, a public meeting has been advertised in accordance with applicable
law of the date, time and place of the meeting regarding the review of the applica-
tion -for a develo-,anent order by the applicant for development approval; and
WHE-REFS, the City Council has examined and investigated the application,
staff and Planning Cemnission recommendations, and the attached Development Review
Status Sheet dated 4Z 2 7/ 8 4 J and
WH�RF.AS, the City Council reviewed the develorxent order and accompanying
documents at a public meeting; and
WHEREAS, the City Council has determined that the application is in cart
pliance with all elements of its Comprehensive Plan, or will be in ccrnpliance prior
to the issuance of a Certificate of Occupancy for any unit on the development that
is the subject of the application.
NOW, THEREFORE, BE IT RESOLVED BY THE COTRICIL OF TEE CITY OF TAKVZAC,
SECTION 1: That the development described on the attached development revi
status sheet dated 4 / 2 7 Z 8 4 is granted a develorxnent order to proceed subject to
the following conditions:
A. Construction is to be in complete compliance with the plans and spec-
ifications submitted by the developer to the City of Tamarac as described in
Section IT of the Development Review Status Sheet and approved engineering drawings.
B. Commencement of construction shall be no longer than one year from the
date of this approval. If the development does not commence construction within
one year, this approval is null and void unless an extension has been granted in
accordance with applicable regulations.
C. The development order is assignable, but an assignment does not
discharge any assignee from strict corpliance with the order unless the City Council
consents to modify any of the original requirements.

D. Additional conditions established in order to issue the development
order are set forth as follows: '-X�
SECTION 2: Should any section or provision of this development order be
declared by a court of ccxrpetent jurisdiction to be invalid, the City Council shall
determine if the other portions of the order remain valid or whether the approval
shall be null and void.
SECTION 3: This development order as conditioned shall become effective
iuuediately upon passage.
