A RESOLUTION APPROVING AND ACCEPTING A
NON-EXCLUSIVE INGRESS/EGRESS EASEMENT
OFFERED BY DOUGLAS WOLFE, AS TRUSTEE AND
NOT INDIVIDUALLY, IN A PORTION OF PARCEL
"L" OF WOODLAND LAKES, ACCORDING TO THE
PLAT AS RECORDED IN PLAT BOOK 71, AT PAGE
18, OF THE PUBLIC RECORDS OF BROWARD COUNTY,
FLORIDA, FOR THE PROJECT KNOWN AS WESTVIEW
AT COLONY WEST/PARCEL "L"; AND PROVIDING AN
EFFECTIVE DATE.
BE IT RESOLVED BY THE COUNCIL OF THE CITY OF TAMARAC, FLORIDA:
SECTION 1: That the Non -Exclusive Ingress/Egress Easement offered by
Douglas Wolfe, as Trustee and Not Individually, in a portion of Parcel "L" of
Woodland Lakes, according to the plat as recorded in Plat Book 71, at Page 18, of
the Public Records of Broward County, Florida, for the project known as Westview at
Colony West/Parcel "L", is hereby approved and accepted. A copy of said Easement
is attached hereto as Exhibit "A".
SECTION 2: The City Clerk is hereby authorized and directed to record
this document in the Public Records of Broward County, Florida.
SECTION 3: This Resolution shall become effective upon its adoption.

GRANT OF,NON-EXCLUSIVE INGRESS/EGRESS EASEMENT
THIS INDENTURE, made this G= day of January, 1982, by and
between DOUGLAS WOLFE, AS TRUSTEE AND NOT INDIVIDUALLY, whose post
office address is New River Plaza, 1507 South University Drive, Plantation,
Broward County, Florida 33324, hereinafter called "GRANTOR", and the CITY Ok-
TAMARAC, a Municipal corporation of the State of Florida, whose principal place
of business is 5811 N.W. 88th Avenue, Tamarac, Broward County, Florida 33178,
hereinafter called "GRANTEE".
WITNESSETH:
WHEREAS, GRANTOR is the fee simple owner of Parcel L of Woodland
Lakes, according to the Plat thereof, as recorded in Plat Book 71, at Page 18, of
the Public Records of Broward County, Florida, less and except Tract A of the
Colony West Clubhouse Plat, according to the Plat thereof, as recorded in Plat
Book 103, at Page 36, of the Public Records of Broward County, Florida, and
GRANTOR has full power and authority to grant the hereinafter described
easements; and
WHEREAS, GRANTOR, or its successor, nominee or assign, intends to
develop and construct on said Parcel L a condominium project for the sale of
individual condominium units to individual third parties, which individuals may
require emergency services (such as police, paramedic, fire, ambulance, and the
like) from GRANTOR; and
WHEREAS, GRANTOR is desirous of granting to GRANTEE, and GRANTEE
is desirous of having GRANTOR grant, the right of ingress and egress, across a
portion of said Parcel L so that the GRANTEE and its successors and assigns will
have ingress and egress over and through Parcel L for GRANTOR'S emergency
vehicles.
NOW, THEREFORE, GRANTOR, for and in consideration of the sum of Ten
and No/100 ($10.00) DOLLARS and other good and valuable considerations, the
receipt, adequacy and sufficiency of which are hereby acknowledged, has granted,
bargained and sold to GRANTEE, its successors and assigns, forever, a permanent
non-exclusive easement for the purpose of ingress and egress over, through and

A portion of Parcel "L", WOODLAND LAKES, according to the Plat
thereof, as recorded in Plat Book 71, Page 18, of the Public
Records of Broward County, Florida, being more particularly
described follows:
COMMENCIJG at the Southwest corner of said Parcel "L"; thence
North 00 01137" West along the West line of said Parcel "L",
a distance of 180.19 feet to the POINT OF BEGINNING of this
description; said point being further described as being on the
arc of a circular curve to the right, whose radius point bears
South•28°23'll" East from the last described point; thence
Northeasterly along the arc of said.curve, having a radius of
40.00 feet, an arc distance of 19.80 feet to a Point of Reverse
Curvature of a circular curve to the left; thence Easterly and
Northeasterly along the arc of said curve. having a radius of
80.00 feet, an arc distance of 71.17 feet to a point on the arc
of a circular curve to the right, whose radius point bears North
51°00'00" West from the last described point; thence Southwesterly
along the arc of said curve, having a radius of 20.00 feet, an

Wolfe, as Trustee and not individually, to C.W.C.C., Inc., dated October 1, 1981,
and recorded October 7, 1981, under Clerk's File No. 81-279611, in Official
Records Book 9831, at Page 7, of the Public Records of Broward County, Florida,
in the original principal amount of $275,000.00, covering all/or a portion of the
property described in the foregoing Grant of Non -Exclusive Ingress/Egress
Easement does hereby acknowledge that the terms of said Grant of Non -Exclusive
Ingress/Egress Easement are and shall be binding upon the undersigned and its
successors in title.
