A MMLiTrION ISSUING A DE'VELOPNiFM ORDER FOR THE
CENTRAL PLAZA
PROJECT. DEVEMPMEV4. ORDER 1140. 055 AM PROVIDING
AN EFFECTIVE DATE.
WHUMS, pursuant to the instructions of the City Council of the City of
Tamarac, Florida, a public meeting has been advertised in accordance with
law of the date, time and place of the meeting regarding the review of the applica-
tion -for a develommt order by the applicant for development approval; and
WfMTA.S, the City Council has examined and investigated the application,
staff and Planning Commission reoonu ndaticans, and the attached Development Review
Status Sheet dated 10/28/82 ; and
W=,A.S, the City Council reviewed the development order and accompanying
documents at a public meeting; and
4v�, the City Council has deterrdned that the application is in ca--
pliance with all elements of its Comprehensive Plan, or will be in compliance prior
to the issuance of a Certificate of Occupancy for any unit on the development that
is the subject of the application.

NOW, THEREFORE, BE IT RESOLVED BY THE COUPICIL OF TIM CITY OF TNWZAC,
SECTIONT 1: That the development described on the attached development rev
status sheet dated 10/28/82 is granted a development order to proceed subject to
the following conditions:
A. Construction is to be in complete compliance with the plans and spec-
ifications submitted by the developer to the City of Tamarac as described in
Section II of the Development Review Status Sheet and approved engineering drawings.
B. Commencement of construction shall be no longer than one year from the
date of this approval. If the development does not commence construction within
one year, this approval is null and void unless an extension has been granted in
accordance with applicable regulations.
C. The development order is assignable, but an assignment does not
discharge any assignee from strict compliance with the order unless the City Council
consents to rxodify any of the original requirements.

D. Additional conditions established in order to issue the development
order are set forth as follows:
1. Subject to all conditions that are on page 4 of the Development Review
Sheet attached;
2. Installation of trees with a minimum of one shade tree per 50 linear
feet in the median of NW 31 Avenue and submission of a plan of shrubs
to Council for approval upon the City entering into a maintenance agree-
ment with Broward County for NW 31 Avenue, which will include the soddi g
of that median with Bahia grass;
3. That a new handicapped space at the east side in front of Gray Drugs an
and new handicapped space in front of the bank be created and that the
two handicapped spaces behind Winn Dixie be deleted; and
4. That there be a "Stop" sign at the exit of any road into either Commerci 1
Boulevard or NW 31 Avenue.
SECTION 2: Should any section or provision of this development order be
declared by a court of competent jurisdiction to be invalid, the City Council shall
determine if the other portions of the order remain valid or whether the approval
shall be null and void.
SECTION 3: This development order as conditioned shall become effective
itmbediately upon passage.
PASSED, ADOPTED AND APPROVED this 8th day of December , 1982.
