CITY OF TAMARAC, FLORIDA
ORDINANCE NO.
AN ORDINANCE AMENDING ORDINANCES 1-64,
72-6 and 73-45 OF THE CITY OF TAMARAC BY
AMENDING ARTICLE VIII ROW HOUSE R-3U
DISTRICTS, BY AMENDING SECTIONS 8.3 AND
8.10 THEREOF RELATING TO MINIMUM PLOT
SIZE PER DWELLING UNIT IN RESIDENTIAL
USES; PROVIDING A SAVINGS CLAUSE; REPEALING
ALL LAWS IN'CONFLICT; PROVIDING AN EFFECTIVE
DATE
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF TAMARAC,
FLORIDA:
SECTION 1: That Ordinances 1-64, 72-6 and 73-45
of the City of Tamarac are hereby amended by amending
Article VIII, ROW HOUSE R-3U DISTRICTS by amending Section
8.3 thereof to read as follows:
Section 8.3 SIZE OF PLOT
1. Dwellings
Every plot upon which a residential structure is
erected shall be not less than 100 feet in width
and 10,000 square feet in area provided that each
dwelling unit of a multiple family dwelling may be
located on a lot not less than 20 feet in width and
100 feet in depth, except that a portion of a common
party wall separating two such separate dwelling units
may be located on an adjoining lot.
2. Non -Residential Uses
Every plot upon which a permitted non-residential
structure or use, other than an accessory structure
or use, other than an accessory structure or use, is
erected or placed shall be not less than 100 feet in
width and 10,000 square feet in area.
SECTION 2: That Ordinances 1-64, 72-6 and 73-45
of the City of Tamarac are hereby amended by amending Article
VIII, ROW HOUSE R-3U DISTRICTS by amending Section 8.10 thereof
to read as follows:

Section 8.10 LIMITATIONS AND SPECIAL REQUIREMENTS
1. No row house structure developed under?.,this
Section shall exceed 150 feet in length and no row
house structure shall contain more than 6 units.
2. No row house unit shall be less than 20 feet in width.
3. Every plot used for multiple dwelling shall
provide a plot area per dwelling unit of not less than
5,125 square feet.
4. A row house development may be developed under
the Special Exception provisions of Section 5.13 of
this Ordinance subject to the procedures and limitations
contained therein.
SECTION 3: In all other respects Ordinances 1-64,
72-6 and 73-45 are hereby ratified and affirmed.
SECTION 4: In the event any section, subsection,
paragraph, sentence, clause or phrase of this Ordinance shall
be declared or adjudged invalid or unconstitutional by a court
of competent jurisdiction, such adjudication shall in no manner
affect the validity of the remainder of this Ordinance or any
part thereof.
SECTION 5: All ordinances or parts of ordinances,
or resolutions or parts of resolutions, in conflict herewith
are hereby repealed to the extent of such conflict.
SECTION 6: This Ordinance shall become effective
immediately upon its final passage.
