CITY OF TAMARAC, FLORIDA
ORDINANCE NO. 0- 79- !?
AN ORDINANCE AMENDING PRIOR ZONING ORDINANCES; PROVIDING
FOR THE REZONING FROM B-3 TO S-1 OF CERTAIN REAL PROPERTY
DESCRIBED AS PARCEL S-1, FLORIDA FRUIT LANDS COMPANY SUB-
DIVISION NO. 2 OF SECTION 5, TOWNSHIP 49 SOUTH, RANGE 41
EAST, AS RECORDED IN THE PUBLIC RECORDS OF PALM BEACH
COUNTY, FLORIDA (OTHERWISE IDENTIFIED AS A 50-FOOT STRIP
OF LAND LYING ALONG THE NORTH SIDE OF N.W. 81st STREET
EXTENDING WESTWARD FROM N.W. 88th AVENUE TO THE CANAL AND
A STRIP OF LAND MEASURING 100 FEET WIDE EXTENDING NORTH-
WARD ALONG THE EAST SIDE OF SAID CANAL TO SOUTHGATE BOULE-
VARD); PROVIDING FOR AMENDMENT OF THE OFFICIAL ZONING MAP
TO REFLECT SUCH CHANGE; REPEALING ALL ORDINANCES IN CON-
FLICT HEREWITH; PROVIDING AN EFFECTIVE DATE.
WHEREAS, pursuant to the instruction of the City Council of
the City of Tamarac, Florida, public notice has been given in accor-
dance with the applicable law of the time and place of public hearing
regarding the zoning of the property described herein and the said
public hearing has been held in accordance with the notice and the
public has been given an opportunity to be, and has been heard; and
the Council has examined and.investigated the request for the zoning
herein and has received the recommendation of the Planning Commission
of the City of Tamarac; and
WHEREAS, public hearing has been held on Petition #32-Z-78
by the City Council pursuant to the Charter.
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF TAMARAC,
FLORIDA:
SECTION l: That those lands described in Exhibit "A"
attached hereto and made a part hereof are hereby rezoned from B-3
to S-1 classification.
SECTION 2: That the Official Zoning Map of the City of
Tamarac shall be changed to reflect this change in the zoning, said
changes to be initialed by the Mayor and the City Clerk, together
with the effective date of this Ordinance.
SECTION 3: All ordinances or parts of ordinances in con -
flirt herewith are hereby repealed to the extent of such conflict.

SECTION 4: Should any section or provision of this ordi-
nance or any portion thereof, or any paragraph, sentence or word be
declared by a Court of competent jurisdiction to be invalid, such
decision shall not affect the validity of the remainder hereof as a
whole or any part hereof, other than the part declared to be invalid.
SECTION 5: This ordinance shall become effective immediately
upon its final passage.

YOU ARE HEREBY NOTIFIED that there will be a Public Hearing before the
PLANNING CO,NMISSION of the CITY OF TAMARAC on Wednesday, November lst,
1118, at or after 2:00 P.M., in the Council Chambers, City Hall,
5811 NW 88th Avenue, Tamarac, Florida, to consider a request to rezone

A portion of Section 5, Township.49 South, Range 41 East, Broward
County, Florida, being more particularly described as follows:
CO?L*tENCING at the Northeast corner of said Section 5; THENCE
North 00*10'05" West, along a Northerly projection of the East line of
said Section 5, a.distance of 6.32 feet; THENCE North 89*33*35" West,
parallel with and 236.00 feet South of, as measured at right angles to
the South Right -of -Way line of the Central and South Florida Flood
Control C-14 Canal, a distance of 903.05 feet to the Point of Beginning
of this description; THENCE continue North 89°33'35" West, along the
last described course, a distance of 100.01 feet; THENCE
South 00°10'05" East, a distance of 1113.45 feet; THENCE South 49°44'09" ;Hest,
a distance of 215.32 feet; THENCE South 89033135" East, a distance of
808.46 feet, -to the Point of Curvature of a circular curve to the Left;
THENCE Easterly and Northerly along the arc of said curve, having a
radius of 25.00 feet, an arc distance of 33.01 feet to.the Point of
Compound Curvature of a circular curve to the Left; THENCE Northerly
along the arc of said curve, having a radius of 947.00 feet, an arc
distance of 32.04 feet; THENCE North 89°33'35" West, a distance of
628.62 feet; THENCE North 49°44'09" East, a distance of 68.94 feet;
THENCE North 00°10'05" West, a distance of 1163.92 feet to the Point of
Beginning.
Said lands situate, lying and being in Broward County, Florida.
(Otherwise identified as -a 50~foot strip of land lying along the
north side of NW 81 St extending westward from NW 88th Ave to the
canal and a strip of land measuring 100 feet wide extending north-
, ward along the east side of said canal to Southgate Blvd.
