CITY OF TAMARAC, FLORIDA
ORDINANCE NO. 00- 92-,3
AN ORDINANCE AMENDING PRIOR ZONING ORDINANCES,
PROVIDING FOR THE REZONING OF CERTAIN REAL
PROPERTY FROM R-3 (LOW DENSITY MULTIPLE) AND R-3U
(ROWHOUSES) TO S-1 (OPEN SPACE/RECREATIONAL) IDENTIFIED AS
PARCEL "B" OF TRACTS 17 AND 18 OF THE UNRECORDED PLAT OF
"ASHMONT"; OTHERWISE IDENTIFIED AS THOSE LANDS NORTH OF NW 71
PLACE AND WEST OF NOB HILL ROAD AND BEING THE RECREATION PARCEL
OF THE PROPOSED ASHMONT DEVELOPMENT; PROVIDING FOR AMENDMENT
OF THE OFFICIAL ZONING MAP TO REFLECT SUCH CHANGE; PROVIDING
FOR SEVERABILITY; AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, pursuant to the instruction of the City Council of
the City of Tamarac, Florida, public notice has been given in accordance
with the applicable law of the time and place of public hearing regarding
the zoning of the property described herein and the said public hearing
has been held in accordance with the notice and the public has been
given an opportunity to be, and has been heard; and the.Council has
examined and investigated the request for the zoning herein and has
received the recommendation of the Planning Commission of the City of.
Tamarac; and
WHEREAS, public hearing has been held on Petition 41-Z-82 b
the City Council, pursuant to the Charter.
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
TAMARAC, FLORIDA:
SECTION 1: That those lands described in Exhibit "A" attached
hereto and made a part hereof are hereby rezoned from R-3 and R-3U to S
SECTION 2: That the Official Zoning Map of the City of Tamarz
shall be changed to reflect in the zoning, said changes to be initial
by the Mayor and the City Clerk, together with the effective date of
this Ordinance.
SECTION 3: All ordinances or parts of ordinances in conflict
herewith are hereby repealed to the extent of such conflict.

SECTION 4: Should any section or provision of this Ordinance

or any portion thereof, or any paragraph, sentence or word be declare

by a Court of competent jurisdiction to be invalid, such decision
shall not affect the validity of the remainder hereof as a whole or
any part hereof, other than the part declared to be invalid.
SECTION 5: This Ordinance shall become effective immediately

upon its final passage.

particularly described as follows:
Commencing at the Southeast (SE) corner of said Section 6; Thence
N.00006144"W, along the East line of said Section 6, a distance of
1518.58 feet; Thence S.89053116"Wa distance of 1130.16 feet to
the Point of Beginning; Thence S.001'39"W a distance of 284.97'.
