AN ORDINANCE AMENDING PRIOR ZONING ORDINANCES, PROVIDING
FOR THE REZONING OF CERTAIN REAL PROPERTY FROM S-1 (OPEN
SPACE/RECREATIONAL) TO R-lB (ONE -FAMILY DWELLING) TO BE
LIMITED TO UTILITY SUBSTATION PURPOSES ONLY; IDENTIFIED
AS A PORTION OF TRACT 21, FLORIDA FRUITLANDS COMPANY
SUBDIVISION NO. 2 OF SECTION 33, TOWNSHIP 48 SOUTH, RANGE
41 EAST, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT
BOOK 1 PAGE 102 OF THE PUBLIC RECORDS OF PALM BEACH COUNTY,
FLORIDA; OTHERWISE IDENTIFIED AS BEING THOSE LANDS ON THE
NORTH SIDE OF SOUTHGATE BOULEVARD, APPROXIMATELY 1,200-
FEET EAST OF NORTHWEST 88 AVENUE; PROVIDING FOR AMENDMENT
OF THE OFFICIAL ZONING MAP TO REFLECT SUCH CHANGE; PRO-
VIDING FOR SEVERABILITY; AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, pursuant to the instruction of the City Council of the City
of Tamarac, Florida, public notice has been given in accordance with the applicable
law of the time and place of public hearing regarding the zoning of the property
described herein and the said public hearing has been held in accordance with the
notice and the public has been given an opportunity to be, and has been heard; and
the Council has examined and investigated the request for the zoning herein and
has received the recommendation of the Planning Commission of the City of Tamarac;
and
WHEREAS, public hearing has been held on Petition #2-Z-84 by the City
Council, pursuant to the Charter.
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF TAMARAC, FLORIDA:
SECTION 1: That those lands described in Exhibit "A" attached hereto
and made a part hereof are hereby rezoned from S-1 to R-IB, to be limited to
utility substation purposes only.
SECTION 2: That the Official Zoning Map of the City of Tamarac shall
be changed to reflect in the zoning, said -changes to be initialed by the Mayor and
the City Clerk, together with the effective date of this Ordinance.
SECTION 3: All Ordinances or parts of Ordinances in conflict herewith
are hereby repealed to the extent of such conflict.
SECTION 4: Should any section or provision'of this Ordinance or any
portion thereof, or any paragraph, sentence or word be declared by a Court of
competent jurisdiction to be invalid, such decision shall not affect the validity
of the remainder hereof as a whole or any part hereof, other than the part declared
to be invalid.

SECTION 5: This Ordinance shall become effective upon recertification
of a Land.Use Plan amendment by the Broward County Planning Council.

A portion of Tract 21. Florida Fruitlands Company Subdivision No. 2 of Section 33.
Township 48 South, Range 41 East. according to the Plat thereof as recorded in Plat
Rook 1 Page 102 of the Public Records of Palm Beach County. Florida; being more
particularly described as follows:
Commence at the Southwest Corner of said Section 33; thence N 01'16'12" W. along
the West line of said Section 33, for 146.20 feet; thence N 89000'58" E. along the •
North Right of Way Line of Southgate Blvd., said line being 180.00 feet South of,
as measured perpendicular to. the South Right of Way line of the South Florida
Voter Management District Canal 14, for a distance of 92.18 feet' to the Point of
Beginning of the following described parcel of land; thence N 00*59102" W for
180.00 feet.; thence N 89'00'58" E. along the South Right of Way line of said
Canal 14 for 700.00 feet; thence S 00'59102" E for 180.00 feet; thence S 89*00158" W.
along the North Right of Way line of said Southgate Blvd. for 700.00 feet to the
Point of Beginning. Said land lying and being in Broward County. Florida.
(Otherwise identified as being those lands on the north side of
