AN ORDINANCE AMENDING PRIOR ZONING ORDINANCES, PRO-
VIDING FOR THE REZONING OF CERTAIN REAL PROPERTY FROM
S--1 (OPEN SPACE/RECREATIONAL) TO R-4A (PLANNED APART-
MENTS; IDENTIFIED AS BEING PARCELS R-1 AND R-2, SABAL
PALPM TOWNHOUSE, RECORDED IN PLAT BOOK 107, PAGE 21, OF
THE PUBLIC RECORDS OF BROWARD COUNTY, FLORIDA (OTHERWISE
IDENTIFIED AS BEING THOSE LANDS ZONED RECREATIONAL AT THE
INTERSECTION OF NW 46 AVENUE AND MIN 59 STREET AND THOSE
RECREATIONAL LANDS NORTH OF NW 59 STREET AND EXTENDING
WEST FROM NW 46 AVENUE); PROVIDING FOR AMENDMENT OF THE
OFFICIAL ZONING MAP TO REFLECT SUCH CHANGE; PROVIDING FOR
SEVERABILITY; AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, pursuant to the instruction of the City Council of
13 e City of Tamarac, Florida, public notice has been given in accordance

14 ith the applicable law of the time and place of public hearing regardin
15 a zoning of the property described herein and the said public hearing
16 as been held in accordance with the notice and the public has been
17c iven an opportunity to be, and has been heard; and the Council has
1$ xamined and investigated the request for the zoning herein and has
19 eceived the recommendation of the Planning Commission of the City of
2011amarac; and
21 WHEREAS, public hearing has been held on Petition 7-Z-84 by
22 he City Council, pursuant to the Charter.
23 NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
24 rRAC, FLORIDA:
25SECTION 1.: That those lands described in Exhibit "A" attached
26 ereto and made a part hereof are hereby rezoned from S-1 to R-4A.
27 SECTION 2: That the Official Zoning Map of the City of Tamarac
28hall be changed to reflect in the zoning, said changes to be initialed
29 y the Mayor and the City Clerk, together with the effective date of
30 his Ordinance.
31 SECTION 3: All ordinances or parts of ordinances in conflict

ewith are hereby repealed to the extent of,such conflict.

SECTION 4: Should any section or provision of this Ordinance

r any portion thereof, or any paragraph, sentence or word be declared
2
y a Court of competent jurisdiction to be invalid, such decision
3
hall not affect the validity of the remainder hereof as a whole or
4
ny part hereof, other than the part declared to be invalid.
5
SECTION 5: This Ordinance shall become effective immediately
6
pon its final passage.

LEGAL DESCRIPTION:
Parcel R-1 and R-2, SABAL PALM TOWNHOUSE, according to the plat thereof,
as recorded in Plat Book 107, Page 21, of the Public Records of Broward
County, Florida.
(Otherwise identified as being those lands zoned recreational
at the intersection of NW 46 Ave and NW 59 St and those
recreational lands north of NW 59 St. and extendinq west from
NW 46 Ave.)
