CITY OF TAMARAC, FLORIDA
ORDINANCE NO.
AN ORDINANCE AMENDING PRIOR ZONING ORDINANCES, PROVIDING
FOR THE REZONING OF CERTAIN REAL PROPERTY FROM R-3
(LOW DENSITY MULTIPLE RESIDENTIAL) TO B-6 (PLANNED
BUSINESS) SAID LANDS BEING A PORTION OF TRACTS 17 AND
18 OF FORT LAUDERDALE TRUCK FARMS SUBDIVISION OF
SECTION 4, TOWNSHIP 49 SOUTH, RANGE 41 EAST, AS
RECORDED IN PLAT BOOK 4, PAGE 31 OF THE PUBLIC RECORDS
OF BROWARD COUNTY, FLORIDA (OTHERWISE IDENTIFIED AS A
PORTION OF THOSE LANDS NORTHWEST OF UNIVERSITY COMMUNITY
-HOSPITAL; PROVIDING FOR AMENDMENT OF THE OFFICIAL ZONING
MAP TO REFLECT SUCH CHANGE; PROVIDING FOR SEVERABILITY;
AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, pursuant to the instruction of the City Council of
the City of Tamarac, Florida, public notice has been given in accordan
with the applicable law of the time and place of public hearing regard'
the zoning of the property described herein and the said public herrin
has been held in accordance with the notice and the public has been
given an opportunity to be, and has been heard; and the Council has
a
examined and investigated the request for the zoning herein and has
received the recommendation of the Planning Commission of the City of
Tamarac; and
WHEREAS, public hearing has been held on Petition #4-Z-85 by
the City Council, pursuant to the Charter.
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
TAMARAC, FLORIDA:
SECTION 1: That those lands described in Exhibit "A" attached
hereto and made a part hereof are hereby rezoned from R-3 to B-6.
SECTION 2: That the Official Zoning Map of the City of Tamarac
shall be changed to reflect in the zoning, said changes to be initialed
by the Mayor and the City Clerk, together with the effective date of
this Ordinan(. - .
SECTION 3: All ordinances or parts of ordinances in conflict
herewith are hereby repealed to the extent of such conflict.

DESCRIPTION:
A portion of Tract 17 and 18 of the Plat of FORT LAUDERDALE TRUCK FARMS
SUBDIVISION of Section 4, Township 49 South, Range 41 East, as recorded
in Plat Book 4, Page 31, of the Public Records of Broward County, Florida,
being more particularly described as follows:
COMMENCING at the Southeast corner of Section 4; thence North 000 12' 18"
West along the East line of said Section 4, a distance of 1983.51 feet;
thence North 870 41' 24" West, a distance of 1104.28 feet to the POINT
OF BEGINNING of this description; thence continue North 870 41' 24" West,
a distance of 405,78 feet; thence South OD0 12' 16" East, a distance of 380.83
feet; thence South 890 01'50" East a distance of 405.48 feet; thence North
000 12' 16" West a distance of 371.34 feet to the POINT OF BEGINNING; TOGETHER
WITH the West 172.40 feet of Parcel "C" as measured at right angles from the
West line of said Parcel "C" of UNIVERSITY HOSPITAL, according to the Plat
thereof, as recorded in Plat Book 102, Page 50, of the Public Records of
Broward Coylnty, Florida. Said lands situate, lying and being in Broward
County, Florida. Containing 4.962 acres, more or less.
