CITY OF TAMARAC, FLORIDA
ORDINANCE NO. 0- 86-
AN ORDINANCE AMENDING PRIOR ZONING ORDINANCES,
PROVIDING FOR THE REZONING OF CERTAIN REAL
PROPERTY FROM B-1 (NEIGHBORHOOD BUSINESS) TO B-3
(GENERAL BUSINESS); LANDS DESCRIBED AS A PORTION
OF LOT 9 OF SECTION 13, TOWNSHIP 49 SOUTH, RANGE 41
EAST OF FORT LAUDERDALE TRUCK FARMS SUBDIVISION, AS
RECORDED IN PLAT BOOK A... -AT PAGE___3.1 OF THE PUBLIC _.
RECORDS OF BROWARD COUNTY,FLORIDA (OTHERWISE DESCRIBED
AS BEING THE SOUTHWEST CORNER OF COMMERCIAL BOULEVARD
AND STATE ROAD 7); PROVIDING FOR AMENDMENT OF THE
OFFICIAL ZONING MAP TO REFLECT SUCH CHANGE; PROVIDING
FOR SEVERABILITY; AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, pursuant to the instruction of the City Council of
:he City of Tamarac, Florida, public notice has been given.,in accordanc
pith the applicable law of' -the time and place of public hearing regardi
;he zoning of the property described herein and the said public hearing
xas been held in accordance with the notice and the public has been
riven an opportunity to be, and has been heard; and the Council has
?xamined and investigated the request for the zoning herein and has
'eceived the recommendation of the Planning Commission of the City of
'amarac; and
WHEREAS, public hearing has been held on Petition 12-Z-85 by
:he City Council, pursuant to the Charter.
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
TAMARAC, FLORIDA:
SECTION 1: That those lands described in Exhibit "A" attached
hereto and made a part hereof are hereby reeoned from B-1 to B-3.
SECTION 2: That the Official Zoning Map of the City of Tamarac
;hall be changed to reflect in the zoning, said changes to be initialed
►y the Mayor and the City Clerk, together with the effective date of
:his Ordinance.
SECTION 3: All ordinances or parts of ordinances in conflict
herewith are hereby repealed to the extent of such conflict.

SECTION 4: Should any section or provision of this Ordinance
or any portion thereof, or any paragraph, sentence or word be declare
�r •.: Court of competent jurisdiction to be invalid, such decision
shall not affect the validity of the remainder hereof as a whole or
any part hereof, other than the part declared to be invalid.
SECTION 5: This Ordinance shall become effective immediately
upon its final passage.

LEGAL DESCRIPTION:
A portion of Lot 9, of Section 13, Township 49 South, Range 41 East
of FORT LAUDERDALE TRUCK FARMS SUBDIVISION, as recorded in Plat
Book 4 at Page 31 of the Public Records of Broward County, Florida,
being more particularly described as follows: Commencing at a
Point on the East line of said Lot 9, 1320 feet North of the Southeast
corner of said Lot 9,'as measured along the East line thereof; Thence
N 890 15' 42" W. a distance of 300.01 feet to a Point; Thence S 00°
12' 12" E. a distance of 62.50 feet to the Point of Beginning, said
Point also being on the South Right -of -Way line of Commercial Blvd.;
Thence continue S 00° 12' 12" E. a distance of 190.50 feet to a
Point; Thence S 89° 15' 42" E. a distance of 200.00 feet to the West
Right -of -Way line of State Road No. 7 (U.S. HWY no. 441); Thence
N 00° 12' 12" W. along said West Right -of -Way line, a distance of
160.99 feet to a Point of Curvature; Thence Northwesterly along the
arc of a circular curve to the left, having a radius of 30.00 feet
and a central angle of 89° 03' 30", for an arc distance of 46.63 feet
to a Point of Tangency with the South Right -of -Way line of Commercial
Blvd.; Thence N 89° 15' 42" W. along said South Right -of -Way line
for 170.49 feet to the Point of Beginning. Said lands containing
0.87 acres more or less.
(Otherwise identified as being the Mobil Oil Service Station
at the southwest corner of Commercial Blvd. and State Road 7
