3 AN ORDINANCE AMENDING PRIOR ZONING ORDINANCES,
4 PROVIDING FOR THE REZONING OF CERTAIN REAL
PROPERTY FROM R-4A (PLANNED APARTMENTS) TO S-1
5 (OPEN SPACE/RECREATIONAL); LANDS DESCRIBED AS
LYING IN LAND SECTION 4, TOWNSHIP 49 SOUTH,
6 RANGE 41 EAST, A PORTION OF "FORT LAUDERDALE
TRUCK FARMS SUBDIVISION", ACCORDING TO THE
7 PLAT AS RECORDED IN PLAT BOOK 4, PAGE 31, OF
THE PUBLIC RECORDS.OF BROWARD COUNTY (OTHER-
8 WISE IDENTIFIED AS THE RECREATION AREA FOR
UNIVERSITY CLUB LOCATED AT UNIVERSITY DRIVE
9 AT N.W. 81 STREET); PETITION #18-Z-86; PRO-
VIDING FOR AMENDMENT OF THE OFFICIAL ZONING
10 MAP TO REFLECT SUCH CHANGE; PROVIDING FOR A
REPEALER; PROVIDING FOR SEVERABILITY; PRO-
11 VIDINg AND EFFECTI E D TE
12 WHEREAS, pursuant to the instruction of the City Council
13 of the City of Tamarac, Florida, public notice has been given
14 in accordance with the applicable law of the time and place
15 of public hearing regarding the zoning of the property
16 described herein and the said public hearing has been held in
17 accordance with the notice and the public has been given an
18 opportunity to be, and has been heard; and the Council has
19 examined and investigated the request for the zoning herein
20 and has received the recommendation of the Planning
21 Commission of the City of Tamarac; and
22 WHEREAS, public hearing has been held on Petition
23 #18-2-86 by the City Council, pursuant to the Charter.
24 NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
25 TAMARAC, FLORIDA:
26 CIO : That those lands described in Exhibit "A"
27 attached hereto and made a part hereof are hereby rezoned
28 from R-4A (Planned Apartments) to S-1 (Open Space/Recrea-
29 tional).
30 SECTION 2: That the Official Zoning Map of the City of
31 Tamarac shall be changed to reflect in the rezoning, said
32 changes to be initialed by the Mayor and the City Clerk,
33 together with the effective date of this Ordinance.
34 SECTION 3: All Ordinances or parts of ordinances in
35 conflict herewith are hereby repealed to the extent such
36 conflict.

SECTION 4: Should any section or provisions of this
Ordinance or any portion thereof, or any paragraph, sentence
or word be declared by a Court of competent jurisdiction to
be invalid, such decision shall not affect the validity of
the remainder hereof as a whole or any part hereof, other
than the part declared to be invalid.
SECTION 5: This Ordinance shall become effective
immediately upon its final adoption.

A Parcel of land, lying in Section 4, Township 49 South, Range 41 East, being a
portion of FORT LAUDERDALE TRUCK FARMS SUBDIVISION, according to the Plat
thereof, as recorded in Plat Book 4, Page 31, of the Public Records of Broward
County, Florida, being more particularly described as follows:
COMMENCING at the Northeast corner of said Section 4; thence South 00012116/1
East, along the East line of said Section 4, a distance of 1879.91 feet; thence
South 8904714411 West, a distance of 100.00 feet to the POINT OF BEGINNING of
this description; thence South 0001211611 East, along a line 100.00 feet West
of, and parallel with, the East line of said Section 4, a distance of 167.56
feet; thence South 89047144/1 West, a distance of 173.00 feet; thence North
0001211611 West, a distance of 297.50 feet; thence North 8904714411 East, a
distance of 17.72feet to a point of curvature to a circular curve to the right;
thence Easterly and Southeasterly along the arc of said curve, having a radius
of 20.00 feet, an arc distance of 15.70 feet to the Point of Tangency; thence
