ORDINANCE NO. 0 - 9 3 D
AN ORDINANCE AMENDING PRIOR ZONING
ORDINANCES, PROVIDING FOR THE REZONING OF
CERTAIN REAL PROPERTY FROM R-1 (SINGLE-
FAMILY RESIDENTIAL) TO S-1 (OPEN SPACE/
RECREATION); LANDS DESCRIBED AS A PORTION
OF PARCEL "A" OF WOODMONT TRACT 67,
PLAT BOOK 188, PAGE 22; OTHERWISE
DESCRIBED AS THE RECREATION PARCEL FOR
WOODMONT GREENS; LOCATED ON THE NORTHEAST
CORNER OF PINE ISLAND ROAD AND NW 75
STREET, TAMARAC, FLORIDA; PETITION #18-Z
93; PROVIDING FOR AMENDMENT OF THE
OFFICIAL ZONING MAP TO REFLECT SUCH
CHANGE;'PROVIDING FOR CONFLICT; PROVIDING
FOR SEVERABILITY; AND PROVIDING AN
EFFECTIVE DATE.
WHEREAS, pursuant to the instruction of the City
Council of the City of Tamarac, Florida, public notice has
been given in accordance with the applicable law of the time
and place of public hearing regarding the zoning of the
property described herein and the said public hearing has been
held in accordance with the notice and the public has been
given an opportunity to be, and has been heard; and the
Council has examined and investigated the request for the
zoning herein and has received the recommendation of the
Planning Commission of the City of Tamarac; and
WHEREAS, public hearing has been held on Petition
#18-Z-93 by the City Council pursuant to the Charter.
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
TAMARAC, FLORIDA:
SECTION 1: That those lands described in Exhibit "A"
attached hereto and made a part hereof are hereby rezoned from
R-1 (Single -Family Residential) to S-1 (Open Space/
Recreation).
SECTION 2: That the official zoning map of the City of
Tamarac shall be changed to reflect such zoning, said changes
to be initialed by the Mayor and the City Clerk, together
with the effective date of this Ordinance.
. SECTION 3: All Ordinances or parts of Ordinances in
conflict herewith are hereby repealed to the extent of such
conflict.

SECTION 4: Should any question or provision of this
Ordinance or any portion thereof, or any paragraph, sentence
.or word be declared by a Court of competent jurisdiction to be
invalid, such decision shall not affect the validity of the
remainder hereof as a whole or any part hereof, other than the
part declared to be invalid.
SECTION 5: This Ordinance shall become effective
immediately upon its final passage.

Applicant: Regency Homes, Inc.
Request: Rezone from R-1 to S-1
Legal Description: A portion of Parcel "A" of Tract 67 of Woodmont
P.B. 188 P. 22 known as the recreation parcel.
Location: NE corner of Pine Island Rd. and NW 75 St
Findings of Fact:
1. The applicant is requesting a rezoning from R-1 (Single Family
Residential) to S-1 (Recreational District) for the above referenced parcel.
2. The rezoning request is consistent with goals, objectives, and policies
found in the Tamarac Comprehensive Plan.
3. The building under construction (pool and cabana) on the land proposed
for rezoning is consistent with the S-1 zoning category.
4. Surrounding Land Uses and Zones are:
