City staff has indicated that the adjoining parcels to the east and west of this parcel are zoned B-2 and that this rezoning is consistent with the Tamarac Comprehensive Plan. Parcels to the north of the Property are zoned R-1. Commercial Boulevard, to the south of the Property, divides a C-3 district in the City of Lauderhill from the Petitioner's Property. The site is operated as a shopping center and the rezoning will allow more flexibility in the types of uses permitted. Currently, twenty seven percent (27%) of the Shopping Center is vacant and petitioner anticipates that the B-2 zoning category will attract a greater number of tenants to the site. An increase in occupancy will contribute to the City's tax base, will benefit the condition and appearance of the Shopping Center and will improve the surrounding neighborhood as a whole without negatively impacting adjoining or nearby land owners. 1 F/L9JR8L/2 Y O (n O O cV of C) MZ 1 YOr <V O a i ` 1 a 'a W• .w ,g. . Pra f4 Si .5 .OS • O CL CL ,' x 11 .(L 45 49 .z K SW •4a O 0. w aL , °i8 PS ,Y/ Yf O rMji } 1 3AV 411 •N e.. v. .fir.
