AN ORDINANCE AMENDING PRIOR ZONING
ORDINANCES, PROVIDING FOR THE REZONING OF
CERTAIN REAL PROPERTY FROM R-3 (LOW
DENSITY MULTIFAMILY RESIDENTIAL DISTRICT)
TO A-1 (SINGLE FAMILY RESIDENTIAL
DISTRICT); LANDS COMMONLY KNOWN AS THE
"TRACT 35" AND LEGALLY DESCRIBED AS A
PORTION OF TRACTS 23 AND 24 OF THE
FLORIDA FRUIT LANDS COMPANY SUBDIVISION
NO. 2, OF SECTION 5, TOWNSHIP 49 SOUTH,
RANGE 41 EAST, ACCORDING TO THE PLAT
THEREOF AS RECORDED IN PLAT BOOK 1, AT
PAGE 102 OF THE PUBLIC RECORDS OF PALM
BEACH COUNTY, FLORIDA; LOCATED EAST OF
NOB HILL ROAD AND SOUTH OF NW 77TH
STREET; PETITION NO. 20-Z-94; PROVIDING
FOR AMENDMENT OF THE OFFICIAL ZONING MAP
TO REFLECT SUCH CHANGE; PROVIDING FOR
CONFLICTS; PROVIDING FOR SEVERABILITY;

WHEREAS, pursuant to the provisions of the Code of
Ordinances of the City of Tamarac, Florida, public notice has been
given of the time and place of the public hearing regarding the
rezoning of the property described herein and said public hearing has
been held in accordance with the notice and the public has been given
an opportunity to be, and has been heard; and
WHEREAS, the public hearing has been held on Petition
No. 20-Z-94 by the City Commission pursuant to the Charter and
Florida State Statutes; and

WHEREAS, the City Commission of the City of
Tamarac, Florida, deems it to be in the best interests of the citizens
and residents of the City of Tamarac to rezone the property from R-3
(Low Density Multifamily Residential) to R-1 (Single Family
Residential); and
WHEREAS, on September 21, 1994 the Planning
Commission held a duly advertised Public Hearing and recommended
approval of the rezoning; and
WHEREAS, the Director of Planning recommends
approval of this request; and
WHEREAS, the City Commission of the City of
Tamarac, Florida, deems the rezoning to be consistent with the City
of Tamarac Comprehensive Plan;
NOW, THEREFORE, BE IT ORDAINED BY THE COMMISSION
OF THE CITY OF TAMARAC, FLORIDA:
SECTION 1: That those lands described in Exhibit "A"
attached hereto and made a part hereof are hereby rezoned from R-3
(Low Density Multifamily Residential District) to R-1 (Single Family
Residential District).
$ECIJON : That the official zoning map of the City of
Tamarac shall be changed to reflect such zoning, said changes to be
made by the Director of Planning, together with the effective date of
this Ordinance.
SECTION • All Ordinances or parts of Ordinances in
conflict herewith are hereby repealed to the extent of such conflict.

COMPANY SUBDIVISION NO. 2, of Section 5, Township 49
South, Range 41 East, as recorded in Plat Book 1, Page
�O.t 392, of the Public Records of Palm Beach County,
Florida, being more particularly described as follows:
COMMENCING at the Southwest corner of said Section 5,
thence North 00 degrees 06' 44" West, along the West
line of .said Section 5, a distance of 2510.67 feet;
thence North 80 degrees 11' 57" East, a distance of
110.08 feet to the POINT OF BEGINNING of this,
Description; thence continuing North 80 degrees 11'
57" East, a distance of 389.12 feet; thence North
06 degrees 12' 12" West; a distance of 873.01 feet;
thence South 75 degrees 45' 15" West, a distance of
129.50 feet to a Point of Curvature, thence Westerly
