AN ORDINANCE OF THE CITY COMMISSION
OF THE CITY OF TAMARAC, FLORIDA,
ADOPTING AN AMENDMENT TO THE CITY
OF TAMARAC COMPREHENSIVE PLAN IN
ACCORDANCE WITH CHAPTER 163,
SPECIFICALLY SECTION 163.3184 FLORIDA
STATE STATUTES, CONCERNING A LARGE-
SCALE LAND USE PLAN AMENDMENT
PROPOSAL SUBMITTED BY THE CITY OF
TAMARAC TO CHANGE THE DESIGNATION
OF THE SUBJECT USE OF LAND FOR
133.57 +/- ACRES FOR THE PROPERTY
LOCATED NORTH OF COMMERCIAL
BOULEVARD BETWEEN NW 76T" AVENUE
(UNIVERSITY DRIVE) AND NW 94T" AVENUE
ALSO KNOWN AS TAMARAC MAINSTREET
FROM COMMERCIAL AND RECREATION TO
LOCAL ACTIVITY CENTER (LAC) (CASE NO.
2-LUA-10); PROVIDING FOR AMENDMENT
TO THE LAND USE PLAN TO REFLECT
SUCH CHANGE; PROVIDING FOR
CONFLICTS; PROVIDING FOR
SEVERABILITY• AND PROVIDING FOR AN
EFFECTIVE DATE.
WHEREAS, provisions of the Local Government Comprehensive Planning and
Land Development Regulation Act of 1985 require adoption of a comprehensive plan;
and
WHEREAS, the City of Tamarac, Florida, pursuant to the Local Government
Comprehensive Planning Act, and in accordance with all of its terms and provisions,
has prepared and adopted a comprehensive plan; and

WHEREAS, the Director of Community Development recommends the approval of
the proposed Land Use Plan Amendment; and
WHEREAS, on March 17, 2010 the City of Tamarac Planning Board passed a
motion to transmit the Large Scale Land Use Plan Amendment application for the subject
property (complete legal description hereto attached as Exhibit "A-1" incorporated herein
and made as specific part thereof) to the City Commission and Broward County Planning
Council with a favorable recommendation; and
WHEREAS, the City has held the required public hearings and directs that this land
use plan amendment be transmitted to the Broward County Planning Council; and
WHEREAS, the City Commission deems the transmittal of the Large Scale Land
Use Plan Amendment, as detailed herein, to be in the best interests of the citizens and
residents of the City; and
WHEREAS, the City Commission of the City of Tamarac has deemed it to be in
the best interest of the citizens and residents of the City of Tamarac to adopt an
Amendment to the City of Tamarac Comprehensive Plan in accordance with Chapter
163, and specifically Section 163.3184 Florida State Statutes, concerning a Large -Scale
Land Use Plan Amendment proposal submitted by the City of Tamarac, to change the

designation of the subject use of land for 133.57 +/- acres for the property for the
property located north of Commercial Boulevard between NW 76t" Avenue (University
Drive) and NW 94t" Avenue also known as Tamarac Mainstreet from Commercial and
Recreation to Local Activity Center (LAC).
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COMMISSION OF THE
CITY OF TAMARAC, FLORIDA:
SECTION 1: The foregoing "WHEREAS" clauses are hereby ratified and
confirmed as being true and correct and are hereby made a specific part of this
Ordinance; all exhibits attached hereto are incorporated herein and made a specific part
of this Ordinance.
SECTION 2: The City Commission has reviewed the application and finds
the following:
1. The Amendment is consistent with the goals, objectives and policies of the
City of Tamarac Comprehensive Plan;
2. The characteristics of the surrounding area and the characteristics
included in the proposed development are compatible;
3. The City of Tamarac has the ability or will have the ability to provide
necessary services for the additional demand for public facilities.

SECTION 3: That the Land Use Plan Amendment to the certified Land
Use Plan of the City of Tamarac (Case No. 2-LUA-10) reviewed by the Planning Board
and approved by the City Commission, attached hereto and made a part of this
ordinance, from Commercial and Recreation to Local Activity Center (LAC) is hereby
adopted.
SECTION 4: That the Director of Community Development is further
authorized and directed to make the necessary textual changes to the City's certified
Land Use Plan and the changes to the map in order to reflect the above -stated
changes.
SECTION 5: All Ordinances or parts of Ordinances, and all Resolutions or
parts of Resolutions in conflict herewith are hereby repealed to the extent of such
conflict.
SECTION 6: If any provision of this Ordinance or the application thereof to
any person or circumstance is held invalid, such invalidity shall not affect other
provisions or applications of this Ordinance that can be given affect without the invalid
provision or application, and to this end the provisions of this Ordinance are declared to
be severable.

Complete Property Legal Description
Commencing at the centerline intersection of West Commercial
Boulevard and North University Drive, the proposed Local
Activity Center boundary extends north along the centerline of
North University Drive approximately 1,485 feet to the
centerline of an unnamed canal; then west along the centerline
of an unnamed canal to the centerline of NW 79"Avenue; then
south along the centerline of NW 79t" Avenue to the centerline
of NW 57t" Street; then west along the centerline of NW 57t"
Street to the eastern property line of the property located at
8741 NW 57t" Street in Tamarac, Florida; then north along said
property line to the north property line; then west approximately
1,100 feet to the east property line of the property located at
9057 NW 57t" Street in Tamarac, Florida; then north along said
property line approximately 125 feet to the centerline of an
unnamed canal; then west along the canal centerline to the
point of which the canal runs north; then north approximately
600 feet along the canal centerline to the point of which the
canal runs west, then west along the canal centerline to the
centerline of NW 94t" Avenue; then south along the centerline
of NW 94t" Avenue to the centerline of West Commercial
Boulevard; then east along the centerline of West Commercial
