CITY OF TAMARAC, FLORIDA
ORDINANCE NO. r b'20
AN ORDINANCE AMENDING ORDINANCES NO. 1-64
AND 72-6, KNOWN AS THE ZONING ORDINANCES OF
TIE CITY OF TAMARAC, BY ADDING A NEW ARTICLE
A, "RO" RESIDENTIAL OFFICE DISTRICT; PRO-
VIDING A SAVINGS CLAUSE; REPEALING LAWS IN
CONFLICT; AND PROVIDING AN EFFECTIVE DATE
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF TAMARAC, FLORIDA:
SECTION 1: That Ordinances No. 1-64 and 72-6 of the City
of Tamarac be amended by the creation of a new article, Article V-A
thereof, as follows:
"ARTICLE V-A. "RO" RESIDENTIAL OFFICE DISTRICT.
The following regulations shall apply in all RO Districts:
Section 5A.1 PURPOSE OF DISTRICT
The RO, Residential Office District, is intended to permit
uses which will accommodate the office space needs of a professional
and limited business nature, or multiple family dwellings, in a
specifically delineated area.
Section 5A.2 USES PERMITTED
No building or structure, or part thereof, shall be erected,
altered or used, or land or water used, in whole or in part, for other
than:
1. Any multiple -family use as permitted in the R-4A, R-3
and R-3U districts including row houses, in which case
all applicable regulations of that district shall apply,
or;
2. Any business use similar in nature to those listed below
(these uses are listed for emphasis purposes only and
are not intended to be exclusive):
Architecture
Accounting and Auditing
Broadcasting Studio
Building Contractor (office only, no equipment
storage)
Chiropractic
Clinic or laboratory; medical, dental or optical
Dentistry
Engineering
Insurance
Investigative
Investment and Tax Counseling

Law
Loan Association or Agency
Market Research
Medicine
Notary Public
Planning and Zoning Consulting
Public Relations
Real Estate
Secretarial and Stenographic Service
Social Service Bureau
Studio for Artist, Sculptor or Musician
(no teaching)
Stock Brokerage
Telephone Answering
3. Church, Temple, Synagogue, or other similar house of
worship.
Section 5A.3 ACCESSORY USES PERMITTED
An office building may include certain accessory uses such
as a coffee shop, newsstand, barber shop, beauty shop, or employees'
lounge; provided, however, the building shall contain a gross floor
area of at least fifteen thousand (15,000) square feet, all accessory
uses shall be incidental to the office use of the building, all ac-
cessory uses are oriented primarily to the employees within, no
external features shall be permitted to advertise such accessory uses,
and not more than twenty (20) percent of the gross floor area of the
building(s) shall be devoted to accessory uses.
Section 5A.4 SIZE OF PLOT
Every plot shall be not less than 1/2 acre in area, and shall
have not less than 100 feet minimum frontage.
Section 5A.5 HEIGHT
No building or structure, or part thereof, shall be erected,
or altered to a height exceeding 3 stories or 30 feet; provided, how-
ever, floors in an office building used for off --street parking and
service area purposes may be excluded from this height limitation.
In no instance, however, shall any office structure exceed 4 stories
or 40 feet in height.
Section 5A.5 PLOT COVERAGE
The combined area occupied by all structures shall not
-exceed the percent given in the following table for various heights of
building, such height of building being the height of the highest main
building:

Section 5A.7 SETBACK REQUIREMENT
1. Street: 25 feet;
2. Interior lot line (side or rear): 20 feet;
3. No parking shall be permitted within any required Street
Setback, and where an RO District abuts any residentially
zoned district no parking shall be permitted within the
required lot line setback area adjacent to the resi-
dentially zoned property."
SECTION 2: Should any section or provision of this Ordinance
or any portion hereof, or any paragraph, sentence or word be declared
by a court of competent jurisdiction to be invalid, such decision shall
not affect the validity of the remainder hereof as a whole or any part
hereof, other than the -,part declared to be invalid.
SECTION 3: All Ordinances or parts of Ordinances in conflict
herewith are hereby repealed to the extent of such conflict.
SECTION 4: This Ordinance shall become effective immediately
upon its final passage.
