CITY OF TAMARAC, FLORIDA
ORDINANCE NO. '-7 (p-'12
AN ORDINANCE ffiENDING PRIOR ZONING ORDINANCES;
PROVIDING FOR THE REZONING OF CERTAIN REAL
PROPERI"Y FROM R-3U TO B-1;
PROVIDING FUR AMED]D&U�T OF THE OFFICIAL ZONING
MAP TO REFLECT SUCH CHANCE; REPEALING ALL
ORDINANCES IN OONFLIGT HEREWITH.
WHEREAS, pursuant to the instruction of the City Council of the
City of Tamarac, Florida, public notice has been given in accordance with
the applicable law of the time and place of public hearing regarding the
zoning of the property described herein, and the said public hearing has
been held in accordance with the notice and the public has been given an
opportunity to be, and has been, heard; and the Council has examined and
investigated the request for the zoning herein and has received the
recom-nendation of the Planning Commission of the City of Tamarac, and
WHEREAS, public hearing has been held on Petition No. 33-Z-76
by the City Council pursuant to the Charter.
NOW, 'IMUEFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
TAb14RAC, FLORIDA:
SECTION 1: That those lands described in Exhibit "A', attached
hereto and made a part hereof, are hereby rezoned from R-3U classification
to B-1 classification.
SECTION 2: That the Official Zoning Map of the City of Tamarac
shall be changed to reflect this change of zoning, said change to be
initialed by the Mayor and the City Clerk, together with the effective date
of this Ordinance.
SECTION 3: All Ordinances or parts of Ordinances in conflict
herewith are hereby repealed to the extent of such conflict.
SECTICU 4: This Ordinance shall become effective ten (10) days after_
its final passage, and subject to the receipt and recordation of a covenant
restricting use of the parcels on both sides of 78th Street to an open space/

green area and agreeing to provide maintenance for this area for fifty (50) years.

DESCRIPTION: TRACT 56
A portion of Tract 9, of FORT LAUDERDALE TRUCK FARMS SUBDIVISION of
Section 4, Township 49 South, Range 41 East, as recorded in Plat Book
4, Page 31, of the Public Records of Broward County, Florida, being
more particularly described as follows:
Commencing at the Southeast corner of said Section 4; thence N 0412'
16" W. along the East line of said Section 4, a distance of 3744.10
feet; thence S 89°47' 44" W, a distance of 85.00 feet to the Point of
Beginning of this description; thence continuing S 89°47' 44" W, a
distance of 659.80 feet; thence N 3056' 32" W, a distance of 600.00
feet; thence N 75*42' 35" E, a distance of 333.96 feet; thence N 894
47' 44" E, a distance of 400.00 feet; thence S 0'12' 16" E, parallel
with and 60.00 feet West of, as measured at right angles to, the East
line of said Section 4, a distance of 655.00 feet to the Point of
Curvature of a circular curve to the right; thence Southerly and
Westerly, along the arc of said curve, hawing a radius of 25.00 feet,
an arc distance of 39.27 feet to the Point of Beginning.
Said lands situate, lying and being in Broward County, Florida.
Containing 10.727' Acres, more or less.
Subject to a 20-foot utility and drainage easement along all
boundaries, said easement also being for canal maintenance on
boundaries along canals.
