AN ORDINANCE AMENDING PRIOR ZONING ORDINANCES,
PROVIDING FOR THE REZONING OF CERTAIN REAL
PROPERTY FROM B-2 (PLANNED BUSINESS) TO M-1 (LIGHT
INDUSTRIAL) DESCRIBED AS BEING A PORTION.OF THE SOUTHEAST ONE-
FOURTH OF SECTION 17, TOWNSHIP 49 SOUTH, RANGE 42 EAST, BROWARD
COUNTY, FLORIDA (OTHERSIDE IDENTIFIED AS BEING ON THE NORTHWEST
CORNER OF PROSPECT.FIELD ROAD AND NW 21ST AVENUE); PROVIDING
FOR AMENDMENT OF THE OFFICIAL ZONING MAP TO REFLECT SUCH
CHANGE; PROVIDING FOR SEVERABILITY; PROVIDING AN EFFECTIVE DATE.
WHEREAS, pursuant to adoption of the Land Use Element of the
City's Comprehensive Plan on November 13, 1979, and the instruction of the
City Council of the City of Tamarac, Florida, public notice has been given in
accordance with the applicable law of the time and place of public hearing regard-
ing the zoning of the property described herein and the said public hearing has
been held in accordance with the notice and the public has been given an opportunit
to be, and has been heard; and the Council has examined and investigated the're-
quest for the zoning herein and has received the recommendation of the Planning
Commission of the`City of Tamarac; and
WHEREAS, public hearing has been held on Petition 45-Z-80 by
the City Council pursuant to the Charter.
FLORIDA:
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF /rAMARAC,
SECTION 1: That those lands described in Exhibit "A" attached hereto
and made a part hereof are hereby rezoned from B-2 to M-1
SECTION 2: That the Official Zoning Map of the City of Tamarac shall
be changed to reflect such zoning, said changes to be initialed by the Mayor and
the City Clerk, together with the effective date of this Ordinance.
SECTION 3: All ordinances or parts of ordinances in conflict here-
with are hereby repealed to the extent of such conflict.
SECTION 4: Should any section or provision of this Ordinance or any
portion thereof, or any paragraph, sentence or word be declared by a court of
competent jurisdiction to be invalid, such decision shall not affect the validity
of the remainder hereof as a whole or any part hereof, other than the part
declared to be invalid.

SECTION 5: This Ordinance shall become effective immediately upon
its final passage.

DESCRIPTION Q S0
A portion of the South East one-fourth (SEA) of Section 17, Township 49
South, Range 42 East, Broward County, Florida, being more particularly
described as follows:
Commence at the Southeast corner of Section 17, thence Northerly along
the East line of Section 17 to the North Right -of -Way of Prospect Field
Road a distance of 810+ feet to the Point of Beginning; Thence continue
along the East line of Section 17, a distance of 275+ feet, Thence
Westerly and parallel to the South line of Section 17, a distance of 810+
feet; Thence a Southeasterly curve along the North Right -of -Way of
Prospect Field Road, a distance of 900+ feet to the Point of Beginning.
Said lands situate, lying and being in Broward County, Florida.
(Otherwise identified as being the lands at the northwest corner
of Prospect Field Road and NW 21st Avenue.)
These changes are proposed pursuant to the adoption of the Land Use
Elembnt of the City of Tamarac Comprehensive Plan on November 13, 1979.
At the close of the public hearing the Planning Commission of the City of
Tamarac will make recommendation to the City Council with respect to the
proposed amendment.
