AN ORDINANCE AMENDING PRIOR ZONING ORDINANCES,
PROVIDING FOR ME REZONING OF CERTAIN REAL
PROPERTY FRC M B-2 to R-4A(IESCRIBED AS BEING
ON PARCELS C & D LAND SECTION 3-EAST OF
FAMILY MART)
PROVIDING FOR ANIENINW OF THE OFFICIAL ZONING
MAP TO REFIECr SUCH CHANCE; PROVIDING FOR
SEVERABILITY , PROVIDING AN EFFECTIVE DATE.
WHEREAS, pursuant to the instruction of the City Council of
the CLty of Tamarac, Florida, public notice has been given in accordance with
the applicable law of the time and place of public hearing regarding the zoning
of the property described herein and the said public hearing has been held in
accordance with the notice and the public has been given an opportunity to be,
and has been heard; and the Council has examined and investigated the request.
for the zoning herein and has received the recommendation of the Planning Cam

WHEREAS, public hearing has been held on Petition S- Z - dr- D
the City Council, pursuant to the Charter.
NOW, THEREFORE, BE IT ORL= BY THE COUNCIL OF THE CITY OF TAMARAC,

SECTION 1: That those lands described in Exhibit "A" attached
hereto and made a part hereof are hereby rezoned from J3 -,2 To q A
SECT'ICN 2: That the Official Zoning Map of the City of Tamarac
shall be changed to reflect in the zoning, said changes to be initialed by the
Mayor and the City Clerk, together with the effective date of this Ordinance.
SECTTCN 3: All ordinances or parts of ordinances in conflict here-
with are hereby repealed to the extent of such conflict.
SECrICN 4: Should any section or provision of this Ordinance or any
portion thereof, or any paragraph, sentence or word be declared by a Court of cony
petent jurisdiction to be invalid, such decision shall not affect the validity, of
the remainder hereof as a whole or any part hereof, other than the part declared tc
be invalid.

Township 49 South, Range 41 East, as recorded in flat Book 4, Page
31, of the Public Records of Broward County, Florida, being more
particularly described as follows:
COMMENCTNG at the Southwest corner of said Section 3; THENCE
South 89002'49" East, along the South line of said Section 3, also
being the centerline of McNab Road, a distance of 650.01 feet; THENCE
North 00012'16" West, a distance of 53.01 feet to the Point of Beginning
of this description; THENCE continue North 00012116" West, a distance
of 1337.62 feet; THENCE North 89'47'44" East, at right angles to the
last described course, a distance of 150.00 feet, to a Point of Curva—
ture of a circular curve to the right; THENCE Easterly, Southeasterly
and Southerly along the are of said curve, having a radius of 230.00

31, of the Public Records of Broward County, Florida, being more
particularly described as follows:
COMMENCING at the Southwest corner of said Section 3; THENCE
South 89*02149" East, along the centerline of McNab Road, also being
the South line of said Section 3, a distance of 978.05 feet; THENCE
North 00'57111" East, at right angles to the last described course,
a distance of 53.00 feet to the Point of Beginning of this description;
THENCE continue North 00'57'11" East, a distance of 499.94 feet; THENCE
South 89002'49" East, at right angles to the last described course,
a distance of 422.31 feet; THENCE South 00'13'57" East, along the
Westerly boundary of the plat of MCNAB COMMERCIAL SUBDIVISION NO. 1,
as recorded in Plat Book 71, Page 13, of the Public Records of Broward
