A RESOLUTION OF THE CITY COMMISSION OF
THE CITY OF TAMARAC, FLORIDA, GRANTING
AN AMENDMENT TO NEW DEVELOPMENT
SITE PLAN APPROVAL (WITH CONDITIONS),
TO ALLOW FOR THE CONSTRUCTION OF
FOUR (4) ADDITIONAL ARCHITECTURAL
HOME STYLES WITHIN THE WOODMONT
COUNTRY CLUB RESIDENTIAL
DEVELOPMENT; PROVIDING FOR CONFLICTS;
PROVIDING FOR SEVERABILITY; AND
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, Ken DeLaTorre, designated agent for the applicant, Pulte Home
Company, LLC ("Applicant"), is requesting approval of an amendment to a New
Development Site Plan to allow for the construction of four (4) additional architectural home
styles within the Woodmont Country Club residential development located south of
Southgate Boulevard, north of NW 75t" Street, east of North Pine Island Road, and west of
University Drive, situated on various portions of the former "Pines Golf Course", Tamarac,
Florida; and
WHEREAS, on April 26,2017, the City Commission granted New Development Site
Plan Approval for Woodmont Phase III through Resolution R2017-43 to develop 152
residential parcels with an offering of six (6) architectural models; and
WHEREAS, the Applicant seeks to amend the New Development Site Plan to
incorporate four (4) additional models for a total offering of ten (10) model homes; and

WHEREAS, pursuant to Chapter 2, Article X and the City of Tamarac Code of
Ordinances, a public meeting has been advertised of the date, time and place of the
meeting regarding the review of the petition for Amendment to New Development Site Plan
approval; and
WHEREAS, the Director of Community Development recommends approval (with
conditions); and
WHEREAS, the City Commission has examined the application and staff
recommendations; and
WHEREAS, the City Commission has determined that the application is in
compliance with all elements of the Comprehensive Plan, or will be in compliance with all
elements of the Comprehensive Plan and the Land Development Regulations, prior to the
issuance of a Certificate of Occupancy for the development; and
WHEREAS, the City Commission of the City of Tamarac, Florida deems it to be in
the best interests of the citizens and residents of the City of Tamarac, Florida to grant
approval of an amendment the New Development Site Plan to allow for the construction of
four (4) additional architectural home styles, within the Woodmont Country Club residential
development located south of Southgate Boulevard, north of NW 75th Street, east of North
Pine Island Road, and west of University Drive, situated on various portions of the former
"Pines Golf Course", Tamarac, Florida.

NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF TAMARAC, FLORIDA:
SECTION 1: The foregoing "WHEREAS" clauses are hereby ratified and
confirmed as being true and correct and are hereby made a specific part of this Resolution;
all exhibits attached hereto are incorporated herein and made a specific part of this
resolution.
SECTION 2: That the application for approval of an Amendment to the New
Development Site Plan to allow for the construction of four (4) additional architectural home
styles within the Woodmont Country Club residential development located south of
Southgate Boulevard, north of NW 75th Street, east of North Pine Island Road, and west of
University Drive, situated on various portions of the former "Pines Golf Course", Tamarac,
Florida is hereby approved subject to the following conditions:
1. This approval is contingent upon acceptance of staff's comments for the proposed
Woodmont Country Club plat, Case #1-P-17, and approval by Broward County, and
recordation of the approved plat in the Public Records of Broward County at the
applicant's expense.
2. All requirements from the Amended and Restated Development Agreement
between the City of Tamarac, Pulte Home Company LLC and Woodmont Country
Club, Inc. shall be adhered to as part of this application.
3. Prior to the issuance of the first building permit for a residential home, the required
public and private park impact fees shall be submitted to the City per code Section
10-296.
4. Prior to any paving, grading and drainage activities, a copy of Broward County's

Environmental Resource Permit for the Woodmont Country Club Conceptual Master
Plan shall be provided. Any modifications to the site, due to the surface water permit
requirements, shall be reflected on the site plan.
5. Satisfaction of minor outstanding Development Review Committee comments from
the review of the New Development Site Plan for Woodmont Country Club, Case
No. 4-SP-17.
6. All residential construction is subject to zoning approval and the provided "Lot
Restriction" chart is superseded by the City's land development regulations and will
only be waived as previously outlined in the approved variance for Woodmont
Country Club, Case#6-B-16.
SECTION 3: All resolutions or parts of resolutions in conflict herewith are
hereby repealed to the extent of such conflict.
SECTION 4: If any clause, section, other part or application of this Resolution
is held by any court of competent jurisdiction to be unconstitutional or invalid, in part or in
application, it shall not affect the validity of the remaining portions or applications of this
Resolution.
