CITY OF TAMARAC, FLORIDA
AMENDED - RESOLUTION NO. 2017-
A RESOLUTION OF THE CITY OF TAMARAC,
FLORIDA, GRANTING A TEMPORARY MODEL SALES
AND ADMINISTRATIVE USE PERMIT FOR THE
WOODMONT RESIDENTIAL DEVELOPMENT,
LOCATED ON THE EAST SIDE OF N.W. 80TH AVENUE
AND SOUTH OF N.W. 82nd STREET FOR A PERIOD
OF SIX (6) MONTHS; PROVIDING FOR CONFLICTS;
PROVIDING FOR SEVERABILITY; AND PROVIDING
FOR AN EFFECTIVE DATE.
WHEREAS, Section 24-613 of the City of Tamarac Code of Ordinances (the
"Code") provides for City Commission determination for the temporary use, for any
combination of model, sales and administrative or operational uses, in a residential
zoning district; and
WHEREAS, Ken DeLaTorre, designated agent for Pulte Home Company, LLC
(the "Applicant") has requested a Model Sales Permit for a sales trailer building, parking
lot, two (2) model sales homes and associated parking and landscaping in the
Woodmont Country Club residential development, zoned Single Family Residential (R-
1) and located on the east side of N.W. 80t" Avenue and south of N.W. 82nd Street, in
accordance with Section 24-613 of the Code; and
WHEREAS, the Director of Community Development has deemed the application
in compliance with Section 24-613 of the Code and recommends approval; and
WHEREAS, the City Commission of the City of Tamarac, Florida deems it to be
in the best interest of the citizens and residents of the City of Tamarac to approve the
Temporary Model, Sales and Administrative Use Permit.

NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF TAMARAC, FLORIDA:
SECTION 1: The foregoing "WHEREAS" clauses are hereby ratified and
confirmed as being true and correct and are hereby made a specific part of this
Resolution upon adoption hereof.
SECTION 2: The City Commission hereby approves the Temporary Model Sales
and Administrative Use Permit for the Woodmont Country Club residential development,
east of N.W. 801h Avenue and south of N.W. 82 Street for a period of six (6) months with
the following conditions:
1. Amend the Site Plan for the Golf Course Maintenance Building to incorporate a
berm and additional landscaping consistent with the proposed design as seen in
Sheet SP-2 attached.
2. Amend the Site Plan for Woodmont Country Club, POD E and POD F to reflect
the relocation of the model sales units and landscape improvements.
3. Prior to the issuance of building permit for the model homes, the applicant will
provide the City with a plan for City approval, reflecting significant enhancements
to the University Drive entrance of the Woodmont Community, specifically
signage, median and landscaping off University Drive and 78th Street to create a
dramatic entry point into the Woodmont community.
4. All model sales units shall comply with the applicable land development
regulations prior to the issuance of the final Certificate of Occupancy.
5. The applicant shall provide a plan depicting all improvements along the N.W. 78th
Street and University Drive entrance to the Woodmont Country Club
Development, prior to the issuance of a building permit for any model sales units.

SECTION 3: All resolutions or parts of resolutions in conflict herewith are hereby
repealed to the extent of such conflicts.
SECTION 4: If any clause, section, other part or application of this Resolution is
held by any court of competent jurisdiction to be unconstitutional or invalid, in part or in
application, it shall not affect the validity of the remaining portions or applications of this
Resolution.
SECTION 5: This Resolution shall become effective immediately upon its
adoption.
