RESOLUTION NO. 2016-��
A RESOLUTION OF THE CITY COMMISSION OF THE
CITY OF TAMARAC, FLORIDA, DECLARING PROPERTY
SURPLUS AND AUTHORIZING THE CONVEYANCE OF A
FIVE FOOT (5) STRIP OF REAL PROPERTY TO THE
SABAL PALM COMMUNITY DEVELOPMENT DISTRICT IN
ACCORDANCE WITH SECTION 6-156.2 OF THE CITY OF
TAMARAC CODE OF ORDINANCES, PURSUANT TO THE
QUIT CLAIM DEED ATTACHED HERETO AS EXHIBIT "A",
AUTHORIZING THE APPROPRIATE CITY OFFICIALS TO
TAKE ALL NECESSARY ACTIONS CONSISTENT WITH
THIS RESOLUTION- PROVIDING FOR CONFLICTS;
PROVIDING FOR SEVERABILITY; AND PROVIDING FOR
AN EFFECTIVE DATE.
WHEREAS, the City of Tamarac ("City") owns a strip of property that is five feet (5)
wide located on the north side of the Central Parc North development, adjacent to the City
of North Lauderdale (the "Property"); and
WHEREAS, the City Commission determines that continued ownership of the
Property is no longer necessary, appropriate, required for the use of, profitable to, or for
the best interests of the City in accordance with Section 6-156.2(a) of the City of Tamarac
Code of Ordinances; and
WHEREAS, the City Commission finds that due to the size of the Property, and its
location that the Property is of negligible value, and furthermore, due to its location, the
City is unable to properly maintain the Property; and
WHEREAS, in accordance with Section 6-156.2(b), the City Commission further
finds that due to the Property's negligible value, an appraisal would not be in the best
interest of the City; and

WHEREAS, in order to insure that the Property is maintained for the benefit of the
adjacent property owners, the City Commission finds that it is in the best interest of the
City to convey the Property to the Sabal Palm Community Development District, which is
capable of maintaining the Property for the benefit of the adjacent property owners; and
WHEREAS, the Community Development Director has reviewed the Central Parc
North Site Plan and Quit Claim Deed and recommends the disposition of the Property to
Sabal Palm Community Development District; and
WHEREAS, the City Commission finds that the conveyance of the Property to the
Sabal Palm Community Development District pursuant to the Quit Claim Deed, which is
attached hereto as Exhibit "A", and incorporated herein by reference, is in the best interest
of the health, safety, and welfare of the citizens and residents of the City of Tamarac.

NOW, THEREFORE BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF TAMARAC, FLORIDA:
SECTION 1: The foregoing "WHEREAS" clauses are hereby ratified and
confirmed as being true and correct and are hereby made a specific part of this
Resolution upon adoption hereof. All Exhibits attached hereto are expressly
incorporated herein and made a part hereof.
SECTION 2: The City Commission hereby finds that the Property described in
the Quit Claim Deed, which is attached hereto as Exhibit "A", is declared surplus
property of negligible value, not warranting an appraisal, and authorizes the conveyance
of the Property to the Sabal Palm Community Development District.

SECTION 3: The City Manager or his designee is hereby authorized to execute
the Quit Claim Deed, which is attached hereto, in order to convey the Property to the
Sabal Palm Community Development District.
SECTION 4: The appropriate City officials are authorized to take any necessary
action to effectuate the intent of this Resolution, including the execution of a closing
statement, and any other documents necessary to close the transaction.
SECTION 5: That all Resolutions or parts of Resolutions in conflict herewith are
hereby repealed to the extent of such conflict.
SECTION 6: If any clause, section, or other part or application of this
Resolution is held by any court of competent jurisdiction to be unconstitutional or invalid,
in part or application, it shall not affect the validity of the remaining portions or
applications of this Resolution.
SECTION 7: This Resolution shall become effective immediately upon its
passage and adoption.

QUIT CLAIM DEED
THIS QUIT CLAIM DEED made this 4"ay of , 2016 between the
City of Tamarac, a Florida municipal corporation, whose post 9ffice address is 7525 NW
88TH Avenue, Tamarac, FL 33321 (hereinafter referred to as "Grantor") and Sabal Palm
Community Development District, a Florida Independent Special District, whose post
office address is 5385 N. Nob Hill Road; Sunrise, FL 33351 (hereinafter referred to as
"Grantee"). "Grantor" and "Grantee" are used for singular or plural, as context requires.
WITNESSETH:
That Grantor, for and in consideration of the sum of Ten Dollars ($10.00) and other
valuable considerations in hand paid by Grantee, receipt whereof is hereby acknowledged,
does hereby remise, release and quit -claim to said Grantee and Grantee's successors and/or
assigns forever in and to the following described real property situate, lying and being in
BROWARD County, Florida, ("Property") to wit:
A 5.00 foot wide strip of land lying within a portion of Tract 15, Fort
Lauderdale Truck Farms Subdivision of Section 12, Township 49 South,
Range 41 East, according to the Plat thereof, as recorded in Plat Book 4,
Page 31, of the Public Records of Broward County, Florida, being more
particularly described as follows:
The North 5.00 feet of said Tract 15 being bounded on the West by the
East line of Sabal Townhouse Development Corp., according to the Plat
thereof, as recorded in Plat Book 122, Page 47, of the Public Records of
Broward County, Florida.
Said lands situate lying and being in the City of Tamarac, Broward
County, Florida. Containing 5,745 square feet more or less.
SUBJECT TO real estate property taxes for the year 2016 and all subsequent years;
easements, declarations, restrictions and reservations of record, if any.

To Have and to Hold the same together with all and singular the appurtenances
