A RESOLUTION OF THE CITY COMMISSION OF
THE CITY OF TAMARAC, FLORIDA, GRANTING
A DEVELOPMENT ORDER FOR A MAJOR
REVISED SITE PLAN FOR KOREAN UNITED
METHODIST CHURCH, TO ALLOW FOR THE
PROPOSED REDEVELOPMENT OF THE
SUBJECT PROPERTY LOCATED ON THE
NORTH SIDE OF WEST COMMERCIAL
BOULEVARD BETWEEN NW 64 AVENUE AND
NW 66 TERRACE AT 6501 WEST COMMERCIAL
BOULEVARD (SPECIFICALLY PARCELAAND B
OF THE "COMMERCIAL BOULEVARD LANDS",
ACCORDING TO THE PLAT THEREOF AS
RECORDED IN PLAT BOOK 105, PAGE 34 OF
THE PUBLIC RECORDS OF BROWARD
COUNTY, FLORIDA) (CASE NO. 7-SP-15);
PROVIDING FOR CONFLICTS: PROVIDING FOR
SEVERABILITY: AND PROVIDING FOR AN
EFFECTIVE DATE.
WHEREAS, Frank J. Armedia, designated agent for the property owner, Korean
United Methodist Church of South Florida, Inc., is requesting approval of Major Revised
Site Plan to allow for the proposed redevelopment of the subject property; and
WHEREAS, pursuant to the Land Development Regulations of the City of Tamarac
Code of Ordinances, a public meeting has been advertised in accordance with applicable
law of the date, time and place of the meeting regarding the review of the petition for Major
Revised Site Plan approval, and
WHEREAS, Director of Community Development recommends approval with
conditions as agreed to by the Applicant; and

WHEREAS, the Planning Board at their October 7, 2015, reviewed the Major
Revised Site plan and found it to be consistent with the Land Development Regulations
and the Comprehensive Plan and recommends approval with conditions as agreed to by
the Applicant; and
WHEREAS, the City Commission has examined the application, the staff and
Planning Board recommendations; and
WHEREAS, the City Commission has determined that the application is in
compliance with all elements of the Comprehensive Plan, or will be in compliance with all
elements -of the Comprehensive Plan prior to the issuance of a Certificate of Occupancy for
the development, and
WHEREAS, the City Commission of the City of Tamarac, Florida deems it to be in
the best interests of the citizens and residents of the City of Tamarac, Florida to grant a
Development Order for the Major Revised Site Plan approval (with conditions) for Korean
United Methodist Church, to allow for the proposed redevelopment of the subject property
located on the north side of West Commercial Boulevard between NW 64 Avenue and NW
66 Terrace at 6501 West Commercial Boulevard (specifically Parcel A and B of the
"Commercial Boulevard Lands", according to the plat thereof as recorded in Plat Book 105,
Page 34 of the Public Records of Broward County, Florida).

NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF TAMARAC, FLORIDA:
SECTION 1: The foregoing "WHEREAS" clauses are hereby ratified and
confirmed as being true and correct and are hereby made a specific part of this Resolution;
all exhibits attached hereto are incorporated herein and made a specific part of this
resolution.
SECTION 2: That the Development Order for the Major Revise Site Plan for
Korean United Methodist Church, for property located on the north side of West
Commercial Boulevard between NW 64 Avenue and NW 66 Terrace at 6501 West
Commercial Boulevard (specifically Parcel A and B of the "Commercial Boulevard Lands",
according to the plat thereof as recorded in Plat Book 105, Page 34 of the Public Records
of Broward County, Florida) is hereby granted subject to the following conditions as agreed
to by the Applicant:
1. That a Board Order containing all the dimensional variances approved by the
Planning Board at their October 7, 2015 meeting be duly recorded with Broward
County with thirty (30) days of the date of approval.
2. Prior to issuance of first building permit for Phase 1, Applicant shall pay Twenty Five
Thousand ($25,000) Dollars to the City of Tamarac's Buffer Wall Program for the
construction of a buffer wall on the north property line of the NW 57 Street right-of-
way (Mainlands at Tamarac Lakes Buffer Wall).

3. Construction is to be in complete compliance with the plans and specifications
submitted by the developer to the City of Tamarac and approved engineering
drawings.
4. Commencement of construction shall begin no later than one (1) year from the date
of this approval. If the development does not commence construction within one (1)
year, this approval is null and void unless an extension has been granted in
accordance with applicable regulations.
5. The Development Order/ Resolution is assignable, but assignment does not
discharge any assignee from strict compliance with the order unless the City
Commission consent to modify any of the original requirements.
6. Satisfaction of the outstanding Development Review Committee comments from the
VA
review of the Major Revised Site Plan for Korean United Methodist Church, Case
#7-S P-15.
SECTION 3: All resolutions or parts of resolutions in conflict herewith are
hereby repealed to the extent of such conflict.
SECTION 4: If any clause, section, other part or application of this Resolution
is held by any court of competent jurisdiction to be unconstitutional or invalid, in part or in
application, it shall not affect the validity of the remaining portions or applications of this
Resolution.

SECTION 5: This Resolution shall become effective immediately upon its
adoption.
