RESOLUTION NO. R-92-_LLCI�'
A RESOLUTION ISSUING REVISED DEVELOPMENT
ORDER NO. 039-2 FOR WOODLANDS COUNTRY
CLUB ADDITIONS TO THE MAIN CLUBHOUSE
PROJECT FOR A REVISED SITE PLAN PURSUANT
TO THE PROVISIONS OF SECTIONS 10-2 THROUGH
10-29 OF THE TAMARAC CODE; AND PROVIDING
AN EFFECTIVE DATE.
WHEREAS, pursuant to the instructions of the City
Council of Tamarac, Florida, a public meeting has been advertised
in accordance with applicable law of the date, time and place of
the meeting regarding the review of the application for a revised
development order by the applicant for development approval; and
WHEREAS, the City Council has examined and investigated
the application, staff and Planning Commission recommendations, and
the attached Development Review Status.Sheet dated June 15, 1992;
and
WHEREAS, the City Council reviewed the revised develop -
ment order and accompanying documents at a public meeting; and
WHEREAS, the City Council has determined that the appli-
Iation is in compliance with all elements of the Comprehensive
Plan, or will be in compliance prior to the issuance of a
Certificate of Occupancy for the development that is the subject of
the application.
NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF
TAMARAC, FLORIDA:
SECTION 1: That the application for approval of a
revised site plan for Woodlands Country Club, prepared by Charles
E. Richter, revised on May 19, 1992, reflecting two new two-story.
additions to the existing clubhouse for accounting and kitchen
facilities, is HEREBY APPROVED subject to the following conditions:
A. Construction is to be in complete compliance with
e plans and specifications submitted by the developer to the City
Tamarac as described in Section II of the Development Review
atus Sheet and approved engineering drawings.

B. Commencement of construction shall be no longer
than one year from the date of this approval. If the development
does not commence construction within one year, this approval is
ull and void unless an extension has been granted in accordance
ith applicable regulations.
C. The revised development order is assignable, but an
assignment does not discharge any assignee from strict compliance
with the order unless the City Council consents to modify any of
the original requirements.
D. Additional conditions established in order to issue
the revised development order are set forth as follows:
1. A Variance is hereby granted for the requirement of 150 foot
distance from a fire hydrant.
2. A Variance is hereby granted for the 300 foot requirement for
normal deployment of fire hoses.
3. Petitioner shall provide a fire flow calculations sealed by a
Irofessional engineer, in accordance with the "Guide for
Determination of Required Fire Flow" as published by the Insurance
Service Office.
4. In all areas within 10 feet of a paved road, there shall be at
least 14 feet of vertical clearance to allow for the overhand of
the aerial ladder to insure a clear turning radius. (Provide note
on site plan)
5. Fire lane signs shall be as follows:
a. 18 x 24 inches
b. White background with red letters stating, "No
Parking Fire Lane by Order of the Fire/Police Dept."
(Provide note on site plan)
All landscaping to be cleared from around and in front of the
ire hydrant on Royal Poinciana Lane as per City Code.
7. No Certificate of Occupancy shall be issued until an inspection
reveals appropriate designations and markings.

SECTION 2: That the following documents are hereby
accepted and approved as a part of this revised development order:

SECTION 3: Should any section or provision of this
revised development order be declared by a court of competent
jurisdiction to be invalid, the City Council shall determine if the
other portions of the order remain valid or whether the approval
shall be null and void.
SECTION 4: This revised development order as condi-
tioned shall become effective immediately upon its passage.
