CITY OF TAMARAC, FLORIDA
RESOLUTION NO. R-92- 11
A RESOLUTION ISSUING REVISED DEVELOPMENT
ORDER NO. 039-3 FOR WOODLANDS COUNTRY CLUB
DEMOLITION OF EXISTING HALFWAY HOUSE AND
CONSTRUCTION OF NEW HALFWAY HOUSE PROJECT
FOR A REVISED SITE PLAN PURSUANT TO THE
PROVISIONS OF SECTIONS 10-2 THROUGH 10-29
OF THE TAMARAC CODE; AND PROVIDING AN
EFFECTIVE DATE.
WHEREAS, pursuant to the instructions of the City
Council of Tamarac, Florida, a public meeting has been advertised
in accordance with applicable law of the date, time and place of
the meeting regarding the review of the application for a revised
development order by the applicant for development approval; and
WHEREAS, the City Council has examined and investigated
the application, staff and Planning Commission recommendations, and
the attached Development Review Status Sheet dated June 15, 1992;
and
WHEREAS, the City Council reviewed the revised develop -
meat order and accompanying documents at a public meeting; and
WHEREAS, the City Council has determined that the appli-
ation is in compliance with all elements of the Comprehensive
Plan, or will be in compliance prior to the issuance of a
Certificate of Occupancy for the development that is the subject of
the application.
NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF
TAMARAC, FLORIDA:
SECTION 1: That the application for approval of a
revised site plan for Woodlands Country Club reflecting demolition
of existing halfway house and construction of a new halfway house,
prepared by John Duranko, revised June 10, 1992, is HEREBY APPROVED
subject to the following conditions:
A. Construction is to be in complete compliance with
he plans and specifications submitted by the developer to the City
33 of Tamarac as described in Section II of the Development Review
`Status Sheet and approved engineering drawings.

B. Commencement of construction shall be no longer

4 than one year from the date of this approval. If the development
does not commence construction within one year, this approval is
i null and void unless an extension has been granted in accordance
' with applicable regulations.
C. The revised development order is assignable, but an
assignment does not discharge any assignee from strict compliance
Yp with the order unless the City Council consents to modify any of
S� the original requirements.
13 D. Additional conditions established in order to issue
33 the revised development order are set forth as follows:
26 1. A Variance is hereby granted from the fire code of the 300 foot
35 requirement for the normal deployment of fire hoses.
16 2. Removed trees must be replaced or relocated on the site.
11 SECTION 2: That the following documents are hereby
is accepted and approved as a part of this revised development order:

21 SECTION 3: Should any section or provision of this
�$ revised development order be declared by a court of competent

jurisdiction to be invalid, the City Council shall determine if the

other portions of the order remain valid or whether the approval
25
shall be null and void.

SECTION 4: This revised development order as condi-

tioned shall become effective immediately upon its passage.
