CITY OF TAMARAC, FLORIDA
RESOLUTION NO. R-85-ZZeZ_
A RESOLUTION APPROVING A DECLARATION
OF UNITY OF TITLE OFFERED BY TAMARAC
HOSPITAL CORPORATION, INC., FOR THE
UNIVERSITY COMMUNITY HOSPITAL, PARCELS
B, C AND D; AND PROVIDING AN EFFECTIVE
DATE.
BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF TAMARAC, FLORIDA:
SECTION l: That the Declaration of Unity of Title offered by
Tamarac Hospital Corporation, Inc., for the University Community
Hospital, Parcels B, C and D, is hereby accepted and approved, a
copy of which is attached hereto as Exhibit "A".
SECTION 2: That the City Clerk is hereby directed to record
said Declaration in the public records of Broward County, Florida.
SECTION 3: This resolution shall become effective immediately
upon adoption.
PASSED, ADOPTED AND APPROVED this day of 1985.

DECLARATION OF UNITY OF TITLE
KNOW ALL MEN BY THESE PRESENTS, that pursuant to the request of
the City of Tamarac pertaining to the issuance of building permits and
regulating building construction, TAMARAC HOSPITAL CORPORATION, INC.,
a Florida corporation, doing business as UNIVERSITY COMMUNITY
HOSPITAL, the fee owner of the following described real property situ-
ated in the City of Tamarac, Broward County, Florida, hereinafter re-
ferred to as the "Building Site", to -wit:
A portion of Tracts 17 and 18 of the plat of FORT �
LAUDERDALE TRUCK FARMS SUBDIVISION of Section 4,
Township 49 South, Range 41 East, as recorded in
Plat Book 4, Page 31, of the Public Records of
Broward County, Florida, being more particularly
described as follows:
COMMENCING at the Southeast corner of said Section
4; THENCE North 00012116" West, along the East
line of said Section 4, a distance of 1,983.51
feet; THENCE North 87041'24" West, a distance of
1,104.26 feet, to the POINT OF BEGINNING of this
description; THENCE continue North 87*41124" West,
a distance of 405.78 feet; THENCE South 00012'16"
East a distance of 380.83 feet; THENCE South
89001150" East, a distance of 405.48 feet; THENCE
North 00012116" West, a distance of 371.34 feet
to the POINT OF BEGINNING.
Said lands situate, lying and being in Broward
County, Florida, containing 3.500 acres, more or
less.
AND, the following described real property situated in the City of
Tamarac,_ Broward County, Florida, hereinafter referred to as the
"Hospital Site", to -wit:
All of Parcels B, C, and D, UNIVERSITY HOSPITAL,
according to the Plat thereof, as recorded in Plat
Book 102, Page 50,, of the Public Records of
Broward County, Florida.
does hereby make the following declarations of condition, limitation
and restriction on said land, hereinafter referred to as a Declaration
of Unity of Title:
1. The aforesaid plots, parcels, acreages or combination of separate
lots, or portions thereof, are hereby established and declared
to be unified as a specific site. The sale of condominium units
for physician's offices or medical offices or offices which have
hospital or community center related uses in any office building.
shall not be considered as violating the establishment of the
unity of site herein committed.
2. No portion of the land of the Building Site or the Hospital Site
property shall be sold, assigned, transferred, conveyed or
devised, except as one entity or pursuant to law. The granting
of easements shall not be construed as being governed by this
restriction, and the conveyance of portions of the improvements
on the Building Site as condominium units for physician's offices
or medical offices or offices which have hospital or community
center related uses, shall not be construed as being governed by
this restriction.
The undersigned further agrees that this Declaration of Unity of
Title and restrictions of use shall constitute covenants to run with
the land, as provided by law, and shall be binding upon the undersign-
ed, its successors and assigns, and all parties claiming under them,
until such time as the same may be released by the City of Tamarac.

record in the office of the Clerk of the Circuit Court of Broward
