A RESOLUTION GRANTING A TEMPORARY EXCEPTION
PERMIT TO TURNPIKE CENTER ASSOCIATES IN LIEU OF
4
SATISFACTION OF THE PLATTING PREREQUISITE AS
PROVIDED IN CHAPTER 20 OF THE TAMARAC CODE OF
5
ORDINANCES, FOR THE ISLAND CLUB APARTMENT PROJECT;

WHEREAS, Turnpike Center Associates has applied for a
7
temporary exception permit in lieu of satisfying certain platting
8
requirements of Chapter 20 of the Tamarac Code of Ordinances in

order to erect a temporary announcement sign for Island Club
10
Apartments; and
11
WHEREAS, the sign will be erected on the 4-acre parcel in
12
front of the property bordering Treehouse Lane and Commercial
13
Boulevard which is described on Exhibit "A" attached hereto; and
14
WHEREAS, the property involved is owned by Turnpike Center
15
Associates.

NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF TAMARAC

FLORIDA that:

SECTION 1: That the following findings of fact are made
19
pursuant to Section 20--4 of the Tamarac Code of Ordinances
20
regarding the development of the property involved.
21
A. An undue hardship would be imposed if all the standards
22
set forth in Chapter 20 were complied with and such compliance
23
would thus be unreasonable.
24
B. The granting of this exception would not set a precedent
25
in any way for other and unlike conditions.
26
C. Such permit for exception would not be detrimental to
27
the interests of the community as set forth in Chapter 20.
28
D. The property is adequately served with water and sewer
29
facilities and no further construction is contemplated.
30
E. No additional road right-of-way dedications are required.
31
F. No additional easements, including water, sewer and
32
storm drainage, are required.
33
G. No dedication of recreational land is required under
34
Chapter 20.

SECTIQ,N 2: That a temporary exception permit is hereby
granted to Turnpike Center Associates, in lieu of satisfaction of
the platting requirements of Chapter 20 of the Tamarac Code of
Ordinances for the above described property for erection of a
temporary announcement sign for Island Club Apartments.
BECTION 3: That the following conditions are hereby placed
on this permit:
1 - This permit shall be valid for one (1) year from
October 9, 1985.

adoption.

A portion of Section 13, Township 49 South, Range 41 East, of FORT LAUDERDALE
TRUCK FARMS, according to the Plat thereof, as recorded in Plat Book 4, Page 31, of
the Public Records of Broward County, Florida, being more particularly described as
follows:
COMMENCING at the Northeast corner of Tract 8 of said Section 13; thence South 000
12' 12" East along the East line thereof, a distance of 454.07 feet; thence North 890 15'
42" West, a distance of V7.47 feet to the POINT OF BEGINNING of this description;
thence continue North 89 15' 42" West, a distance o; 631.77 feet; thence North 38 33'
14" West, a distance o� 141.49 feet; thence North 11 59' 20" West, a distance of 22.36
feet; thence North 38 33' 14" West, a distance of 2.05 feet; said last mentioned three
courses being coincident with the Easterly right-of-way of Commercial Boulevard
pursuant to that certain Right -of -Way Map for Section 86504-2603, as shown on Sheet 4
of 16; thence North 510 26' 46" East, a distance of 184.65 feet to a Point of Curvature
of a circular curve to the right; thence Northerly and Easterly along the arc of saig
curve, having a radius of 927.25 feet, an arc distance of 299.58 feet; thence South 38
33' 14" East, a distance of 515.68 feet to the POINT OF BEGINNING.
