CITY OF TAMARAC, FLORIDA
RESOLUTION NO. R-85- .:5.f
A RESOLUTION GRANTING A TEMPORARY EXCEPTION
PERMIT TO SUNSHINE PLAZA ASSOCIATES, LTD.,
IN LIEU OF SATISFACTION OF THE PLATTING
PREREQUISITE AS PROVIDED IN CHAPTER 20 OF
THE TAMARAC CODE OF ORDINANCES, FOR SUN-
SHINE PLAZA SHOPPING CENTER;. AND PROVIDING
AN EFFECTIVE DATE.
WHEREAS, Sunshine Plaza Associates, Ltd., has applied for a
temporary exception permit in lieu of satisfying certain platting
requirements of Chapter 20 of the Tamarac Code of Ordinances in
order to install an automatic sprinkler system and landscaping;
and
WHEREAS, the property involved is described as Sunshine Plaza
Shopping Center.
NOW, THEREFORE BE IT RESOLVED BY THE CITY COUNCIL OF TAMARAC,
FLORIDA that:
SECTION 1: That the following findings of fact are made
pursuant to Section 20-4 of the Tamarac Code of Ordinances regard-
ing the development of the property involved.
A. An undue hardship would be imposed if all the standards
set forth in Chapter 20 were complied with and such compliance
would thus be unreasonable.
B. The granting of this exception would not set a precedent
in any way for other and unlike conditions.
C. Such permit for exception would not be detrimental to the
interests of the community as set forth in Chapter 20.
D. The property is adequately served with water and sewer
facilities and no further construction is contemplated.
E. No additional road right-of-way dedications are required.
F. No additional easements, including water, sewer and storm
drainage, are required.
G. No dedication of recreational land.is required under
Chapter 20.

SECTION 2: That a,temporary exception permit is hereby
granted to Sunshine Plaza Associates Ltd., in lieu of satisfaction
of the platting requirements of Chapter 20 of the Tamarac Code of
Ordinances for the above described property.
SECTION 3: That the following conditions are hereby placed
on this permit:
1 - If City water is used in the future for irrigation purpose
the proper "contribution in aid of construction" charges
and meter charges must be paid.
SECTION 4: This Resolution shall become effective upon
adoption.
PASSED, ADOPTED AND APPROVED this 13 day of November , 1985.
