2 RESOLUTION NO. R-85
3 A RESOLUTION ISSUING DEVELOPMENT ORDER NO. 175
4 FOR A REVISED SITE PLAN FOR CALICO COUNTRY (FORM-
ERLY WOODVIEW TR-38); AND PROVIDING AN EFFECTIVE
5 DATE.
6 WHEREAS, pursuant to the instructions of the City Council
7 of Tamarac, Florida, a public meeting has been advertised in
8 accordance with applicable law of the date, time and place of the
9 meeting regarding the review of the application for a development
10 order by the applicant for development approval; and
11 WHEREAS, the City Council has examined and investigated
12 the application and staff recommendations; and the attached
13 Development Review Status Sheet dated October 20, 1985; and
14 WHEREAS, the City Council has determined that the appli-
15 cation is in compliance with all elements of the Comprehensive
16 plan, or will be in compliance prior to the issuance of a Certif-
17 icate of Occupancy for the development that is the subject of the
18 application.
19 NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF
20 TAMARAC, FLORIDA:
21 SECTION 1: That the application for approval of a
22 revised site plan for Calico Country, prepared by Craven Thompson
23 & Associates, Inc., revised Nov. 14, 1985, to reflect revised
24 house footprint and location of fences, is approved subject to
25 the following conditions:
26 A. Construction is to be in complete compliance with the
27 plans and specifications submitted by the developer to the City
28 of Tamarac as described in Section II of the Development Review
29 Status Sheet.
30 B. Commencement of construction shall be no longer than
31 one year from the date of this approval. If the development does
32 not commence construction within one year, this approval is null
33 and void unless an extension has been granted in accordance with
34 applicable regulations.

C. The development order is assignable, but an assign-
ment does not discharge any assignee from strict compliance with
the order unless the City Council consents to modify any of the
original requirements.
D. Additional conditions established in order to issue
the development order are set forth as follows:
1: Existing catch basins in drives (if any) to be re-
located.
2: If the City needs access, removal of the fence and
reinstallation shall be the responsibility of the Homeowner's
Association.
SECTION 2: Should any section or provision of this
development order be declared by a court of competent jurisdic-
tion to be invalid, the City Council shall determine if the other
portions of the order remain valid or whether the approval shall
be null and void.
SECTION 3: This development order as conditioned shall
become effective immediately upon its passage.

Project subject to the requirements included in the Report and the following
conditions: -:
Staff recommends approval, subject to the following:
a) Fire hydrants must be shown on Phase II site plan with a
maximum of 300' to -individual houses.
b) Hydrants to be placed within 5' of access.roads
c) No landscaping to be placed within 71' of hydrants
d) Existing catch basins in drives (if any) to be relocated
e) If City has to remove fence for access, .reinstallation shall
