A RESOLUTION ISSUING A DEVELOPMENT ORDER FOR TTIE
NATIONAL BUSINESS CENTER

TA71MTT,A.S, pursuant to the instructions of the City Council of the City of
Tamarac, Florida, a public meeting has been advertised in accordance with applicablE
law of the date, time and place of the meeting regarding the review of the applica-
tion -for a developpment order by the applicant for development approval; and
WH��'.REAS, the City Council has examined and investigated the application,
staff and Planning Commission recur neaidations, and the attached Development Review
Status Sheet dated 12 / 5 / 8 5 ; and
140;F,AS, the City Council reviewed the development order and accompanying
documents at a public meeting; and
WH=-AS, the City Council has determined that the application is in ccm-
pliance with all elements of its Comprehensive Plan, or will be in ccmpliance prior
to the issuance of a Certificate of Occupancy for any unit on the development that
is the subject of the application.
NOW, THEREFORE, BE IT RESOLVED BY UIE COUNCIL OF THE' CITY OF TAVIARAC,
FLORIDA:
SECTION 1: That the development described on the attached development review
status sheet dated 12/5/8 5is granted a development order to proceed subject to
the following conrl i � 7 ^„-; -
A. Construction is to be in camplete compliance with the plans and spec-
ifications sukxni_tted by the developer to the City of Tamarac as described in
Section II of the Development Review Status Sheet and approved engineering drawings.
B. Ccam encarent of construction shall be no longer than one year from the
date of this approval. If the development does not commence construction within
one year, this approval is null and void unless an extension has been granted in
accordance with applicable regulations.
C. The development order is assignable, but an assignment does not
discharge any assignee from strict compliance with the order unless the City Council
consents to modify any of the original requirements.

D. Additional conditions established in order to issue the development
order are set forth as follows:
SECTION 2: Should any section or provision of this development order be
declared by a court of competent jurisdiction to be invalid, the City Council shall
detPnTine if the other portions of the order remain valid or whether the approval
shall be null and void.
SECTION 3: This development order as conditioned shall became effective
immediately upon passage.

Project subject to the requirements included in the Report and the following
conditions:
Staff recommends approval, subject to the following:
1. Prior to Planning COmmission review, applicant must notify EXXON
of their intent to develope this site as shown on the final site plan.
2. Fire Lane to be relocated to north side of drive.
3. The City Engineer advises the six inch water main in front of the
property is smaller than code required eight inch main, it must be
determined that this deficiency can be resolved satisfactorily.
