CITY OF TAMARAC, FLORIDA
RESOLUTION NO. R-91-- ,-P.
A RESOLUTION ISSUING DEVELOPMENT ORDER NO.
283 FOR THE CONVERSION OF THE OLD CITY HALL
TO THE NEW JEHOVAH'S WITNESSES KINGDOM HALL
LOCATED AT 5811 NORTHWEST 88 AVENUE (PINE
ISLAND ROAD), TAMARAC, FOR A MAJOR REVISED
SITE PLAN PURSUANT TO THE PROVISIONS OF
SECTIONS 10-2 THROUGH 10-29 OF THE TAMARAC
CODE; AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, pursuant to the instructions of the City Council
of Tamarac, Florida, a public meeting has been advertised in
accordance with applicable law of the date, time and place of
the meeting regarding the review of the application for a
development order by the applicant for development approval; and
WHEREAS, the City Council has examined and investigated
the application, staff and Planning Commission recommendations,
and the attached Development Review Status Sheet dated December
6, 1991; and
WHEREAS, the City Council reviewed the development order
and accompanying documents at a public fleeting; and
WHEREAS, the City Council has determined that the appli-,
cation is in compliance with all elements of the Comprehensive
Plan, br will be in compliance 1Pr.io.i. to the issuance of a.
Certificate of Occupancy for the development that is the subject.

NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF
TAMARAC, FLORIDA:
SECTION 1: That the application for approval of a major
revised site plan for the conversion of the old city hall to the.
new Jehovah's Witnesses Kingdom Hall located at 5811 Northwest
88 Avenue (Pine Island Road), prepared by William M. Maki., Fort
Lauderdale, revised on November 25, 1991, reflecting renovations
of old City Hall is HEREBY APPROVED subject to -the following
conditions:
A. Construction is to be in complete compliance with
the plans and specifications submitted by the developer to the
City of Tamarac as described in Section IT of the Development
Review Status Sheet and approved engineering drawings.

al B. Commencement of construction shall be no longer
han one year from the date of this approval. If the development
oes not commence construction within one year, this approval is
null and void unless an extension has been granted in accordance

with applicable regulations.

C. The development order is assignable, but an

assignment does not discharge any assignee from strict compliance

with the order unless the City Council consents to modify any of

33 the original requirements.
D. Additional conditions established in order to issue

17 the development order are set forth as follows:
is 1. Requires that the City have access to the canal if
' access has not been gained elsewhere.

• 2. That the City agrees to pay half of the cost of a
2 fire hydrant in connection with this revised site

23 SECTION 2: That the following document is hereby
24 accepted and approved as a part of this development order:

27 approved as a part of this development order:
2$ 1. Landscape waiver on the required 20 foot buffer along
29 NW 88 Avenue, Section 11-8(1), and replace with a dense strip of
30 vegetation as well as the installation of a 5 foot high
32 decorative fence, Petition 65-Z-91.
]: 2. Fence waiver on:
aa. The 5 foot setback requirement for a fence along a street

1). The required 6 foot high masonry block wall along the
property line abutting residentially zoned property.
c. The minimum setback of 10 feet for the .identification sign
proposed on NW 88 Avenue, Petition 66-Z-91.

SECTION 4: Should any section or provision of this
development order be declared by a court of competent jurisdiction
to be invalid, the City Council shall determine if the other
portions of the order remain valid or whether the approval shall be
null and void.
SECTION 5: This development order as c.ondi.t.ko io d shall
become effective immediately upon its passage.
