Reso. ¢i 4066 CITY OF TAMARAC, FLORIDA RrzouiTION NO. A RESOLUTION ISSUING A DEVELOPMENT ORDER FOR 711E CENTRE AT WOODMONT PW-VECT. DFVELOPMEW' ORDER "70. 18 7 A14D PRCVIDI?NG AN EFFECTIVE DATE. WHEREAS, pursuant to the instructions of the City Council of the City of Tamarac, Florida, a public meeting has been advertised in accordance with applicable law of the date, time and place of the meeting regarding the review of the applica- tion -for a develoz-nent order by the applicant for development approval; and WHEREAS, the City Council has examined and investigated the application, staff and Planning Commission recommendations, and the attached Developwnt Review Status Sheet dated 3 / 19 / 8 6 ; and i,EMREAS, the City Council reviewed the development order and accompanying documents at a public meeting; and %11EREAS, the Cite Council has determined that the application is in ccar- pliance with all elements of its Comprehensive Plan, or will be in compliance prior to the issuance of a Certificate of Occupancy for any unit on the development that is the subject of the application. NOW, THEREFORE, BE IT RESOLVED BY WE COUICIL OF THE CITY OF TANPJW, SECTION 1: That the development described on the attached development status sheet dated 3/19/8 6 is granted a development order to proceed subject to the following conditions: A. Construction is to be in complete carpliance with the plans and spec- ifications sulr fitted by the developer to the City of Tamarac as described in Section II of the Development Review Status Sheet and approved engineering drawings. B. Commencement of construction shall be no longer than one year from the date of this approval. If the development does not commence construction within one year, this approval is null and void unless an extension has been granted in accordance with applicable regulations. C. The development order is assignable, but an assignment does not discharge any assignee from strict ccopliance with the order unless the City Council consents to codify any of the original requirements. Additional conditions established in order to issue the development order are set forth as follows: Developer has verbally agreed that he will pay Future Traffic Signalization Fees when an ordinance is adopted by the City Council. SECTION 2: Should any section or provision of this development order be declared by a court of competent jurisdiction to be invalid, the City Council shall determine if the other portions of the order remain valid or whether the approval shall be null and void. SECTION 3: This development order as conditioned shall become effective immediately upon passage. PASSED, ADOPTED AND APPROVED this. day of 1986.
