A RESOLUTION ISSUING A DEVELOPMENT ORDER FOR THE
EGAN PLAT
PROJECT. DEVELOPMENT ORDER NO. 19 2 AND PROVIDING
AN EFFECTIVE DATE.
WfiEREm, pursuant to the instructions of the City Council of the City of
Tamarac, Florida, a public meeting has been advertised in accordance with applicable
law of the date, time and place of the meeting regarding the review of the applica- i
tion-for a develcrxent order by the applicant for development approval; and
WIF—PEAS, the City Council has examined and investigated the application,
staff and Planning Commission recammendations, and the attached Development Review
Status Sheet dated 5 / 2 3 / 8 6 _; and
WHEREAS, the City Council reviewed the development order and accompanying
documents at a public meeting; and
W=AS, the City Council has determined that the application is in con--
pliance with all elements of its Comprehensive Plan, or will be in compliance prior
to the issuance of a Certificate of Occupancy for any unit on the development that
is the subject of the application.
FLORIDA:
NOW, THEREFORE, BE IT RESOLVED By TFIE COUPICIL OF THE CITY OF TAKUW,
SECTION 1: That the development described on the attached development review
status sheet dated 5/ 23/ 86 is granted a development order to proceed subject to
the following conditions:
A. Construction is to be in complete compliance with the plans and spec-
ifications sukmitted by the developer to the City of Tamarac as described in
Section II of the Development Review Status Sheet and approved engineering drawings.
B. Commelcm-rent, of construction shall be no longer than one year from the
date of this approval. If the development does not once construction within
one year, this approval is null and void unless an extension has been granted in
accordance with applicable regulations.
C. The development order is assignable, but an assignment does not
discharge any assignee from strict compliance with the order unless the City Council
consents to rudify any of the original requirements.

D. Additional conditions established in order to issue the development
order are set forth as follows:
SECTION 2: Should any section or provision of this development order be
declared by a court of competent jurisdiction to be invalid, the City Council shall
determine if the other portions of the order remain valid or whether the approval
shall be null and void.
SECTICN 3: This develogmerrt order as conditioned shall become effective
immediately upon passage.

Following discussion by the Planning Commission, action was
taken on the EGAN PLAT - MF 2-82 (located at the southeast corner
of University Drive and NW 64th Street) as follows:
a) Preliminary Plat - APPROVEDand dimensions are to be indicated
on the plat.
b) Final Plat - APPROVED Final Plat MF 2-82 subject to a 20-foot
wall maintenance easement on the south side and subject to
payment of the traffic signalization and road improvement fees.
