CITY OF TAMARAC, FLORIDA
1 RESOLUTION N0. R-86- 103
2 A RESOLUTION GRANTING A TEMPORARY EXCEPTION
3 PERMIT TO BAER'S FURNITURE COMPANY, INC., IN
LIEU OF SATISFACTION OF THE PLATTING PRE-
4 REQUISITE AS PROVIDED IN CHAPTER 20 OF THE
TAMARAC CODE OF ORDINANCES; AND PROVIDING AN
5 EFFECTIVE DATE.
6 WHEREAS, Baer's Furniture Company, Inc., has applied for a
7
temporary exception permit in lieu of satisfying certain platting
$ requirements of Chapter 20 of the Tamarac Code of Ordinances in
9 order to accomplish certain interior renovations; and
10 WHEREAS, the property involved is located at 4711 North
11 State Road 7 (U.S. 441); and
12
WHEREAS, the Broward County Land Use Plan, Chapter 4,
13 Section 5.02 would not require platting for issuance of permits
14
for construction of alterations or additions which are smaller
15 than the original structure.
16 NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF
17 TAMARAC, FLORIDA that:

,SECTION 1: That the following findings of fact are made
19 pursuant to Section 20-4 of the Tamarac Code of Ordinances re-
20 ardin the development of the g 9 P property involved.
21 A. An undue hardship would be imposed if ali the standards
22 set forth in Chapter 20 were complied with and such compliance
23 would thus be unreasonable.
24 B. The granting of this exception would not set a precedent
25 in any way for other and unlike conditions.
26 C. 'Such permit for exception would not be detrimental to
27 the interests of the community as set forth in Chapter 20.
28 D. The property is adequately served with water and sewer
29 facilities and no further construction is contemplated.
30 E. No additional road right-of-way dedications are required.
31 F. No additional easements, including water, sewer, and
32 storm drainage, are required.
33 G. No dedication of recreational land is required under
34 Chapter 20.

SECTION 2: That a temporary exception permit is hereby
granted to Baer's Furniture Company, Inc., in lieu of satisfaction
of the platting requirements of Chapter 20 of the Tamarac Code of
Ordinances for the above described property in order to accomplish
certain interior renovations.
,SECTION 3: That the following conditions are hereby
placed on this permit:

SECTION4: This Resolution shall become effective imme-
diately upon adoption.
