A RESOLUTION APPROVING AMENDMENTS TO THE
TAMARAC LAND USE PLAN ELEMENT PROVIDING

FOR CURRENT FIGURES FOR THE FLEXIBILITY
ZONE STUDY AREA SIXTY TWO (62) SO AS TO
5
BRING INTO CONFORMANCE ALL CORRECT FIG-
URES ON ALL CERTIFIED LAND USE PLAN DOCU-

MENTS AND TO INCLUDE FUTURE LAND USE FOR
STUDY AREA AND AUTHORIZING SUBMISSION TO

THE BROWARD COUNTY PLANNING COUNCIL FOR
RECERTIFICATION THEREOF.

WHEREAS, the City has adopted a land use plan element
9
which has been certified by the Broward County Planning
Council; and
10
WHEREAS, the City wishes to amend said element as
11
Provided in Florida Statue (163); and

WHEREAS, the City has a need to correct all calculations
of Land Use designations, acreages and tables in Flexibility
13
Zone #62; and
14
WHEREAS, the City has held public hearings to amend the
land use plan element in which the parties in interest and
15
all other Citizens so desiring had a opportunity to be and
were heard;
16
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL THE
17
CITY OF TAMARAC, FLORIDA:

SECTION _1: That the future Land Use designation,
tables Flexibility Zone
acreage, and calculations on within
19
#62 shall be corrected and amended to provide complete and
accurate future Land Use designations on pages fourteen (14),
20
twenty-nine (29), and thirty-one (31) of the Certified Land
Use Element of the City of Tamarac and the Broward County
21
Certified Land Use Plan for the City of Tamarac.
22
SECTION 2: That the City Planner is hereby authorized
and instructed to transmit said amendments to the Broward
23
County Planning Council for recertification of the land use
plan element.
24
SECTION 3: That the Broward County Planning Council
25
shall have the authority to transmit Land Use Amendment to
the State of Florida for review and recertification.
26
SECTION_ 4: That the City Manager or his designee is
27
hereby authorized and instructed to advertise public hearings
for the final adoption of the land use plan element as
28
amended upon recertification of same by the Broward County
Planning Council.

Study Area 62
Located in the southwestern portion of the City, Study Area 62 is comprised
of 1824.5 acres or 24.5% of the total land area in Tamarac. Currently 726.59
or 39.8% of the area is developed with over 50% of it in the residentially
land use category. Of this 444.08 acres of residential land 214.6 consist
of low and low -medium single family homes. Low -medium and medium density multi-
family development comprise 169.5 acres or 38.2% of the total residential land
in Study Area 62. Recreation/Open Space land uses comprise 266.3 acres of the
area with 234.94 acres in two 18 hole golf courses and 31.3 in private park
and recreational facilities. Existing commercial areas consist of only 6.57
acres or .3%. Much of Tamarac's future industrial development will occur in
this area with Visual Graphics being an area of major employment at this time.

Since Study Area 62 is currently less than 40% developed the City land use
plan provides for substantial residential and non-residential growth. Land
allocated for residential use is increased from 355 acres developed today to
928* acres. Most of this increase is in land designated for multi -family
dwellings. The plan allows for an increase in commercial land from the
6.6 acres currently in use to 168 acres and industrial property may expand
from the 47 acres existing today to 313 acres.
The number of dwelling units permitted in Study Area 62 by the City land use
plan map is .9045 units. The Broward County Land Use Plan permits a total of
9058 units, There are at this time 13 reserve units that may be used by the
City to apply to parcels within Study Area 62.

One acre of proposed park was removed but no additional units greater than
453 gross or 9.8 DU/AC net will be permitted on parcel.

The City will continually monitor development in this area by working with
developers and property owners to reduce residential densities in order to
insure that the maximum density will not be exceeded.
Non-residential uses such as eotmercial and community facilities are treated
the same as in other study areas. The City Land Use Plan Map. in conjunction
with the permitted uses within each of the land use categories. determines
the amount and location of these uses. .
Statistical City Sumo
The following is a statistical summary of the Tamarac Future Land Use Plan.
Table 2 summarizes the land uses on the Land Use Plan Map by the acreage
of each land use category, for each study area and for the City as a whole.
Table 3 lists *the number of dwelling units permitted in each study area
and the City as a whole, on the City Land Use Plan liap, and the County Land
Use Plan, and lists the number of reserve units in each study area and the
�..;, ,City as a whole. Table 3 also indicates the overall gross density
represented on the City Land Use Map in each study area. Figure 3 depicts
--the. percentage of the City allocated for each land use on the Land Use
