RESOLUTION NO. R-84-

A RESOLUTION ISSUING REVISED DEVELOPMENT ORDER
NO. 004-2 FOR A REVISED SITE PLAN FOR LAKES OF

CARRIAGE HILLS MODEL SALES AREA; AND PROVIDING
AN EFFECTIVE DATE.

WHEREAS, pursuant to the instructions of the City Council of
5
Tamarac, Florida, a public meeting has been advertised in accordancE
6
with applicable law of the date, time and place of the meeting
7
regarding the review of the application for a revised development
8
order by the applicant for development approval; and
9
WHEREAS, the City Council has examined and investigated the
10
application and staff recommendations, and the attached Development
11
Review Status Sheet dated 01/20/84; and
12
WHEREAS, the City Council reviewed the revised development
13
order and accompanying documents at a public meeting; and
14
WHEREAS, the City Council has determined that the application
15
is in compliance with all elements of the Comprehensive Plan, or
16
will be in compliance prior to the issuance of a Certificate of
17
Occupancy for the development that is the subject of the
18
application.

NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF
20
TAMARAC, FLORIDA:

SECTION 1: That the application for approval of a revised
22
site plan for Lakes of Carriage Hills Model Sales Area, prepared
23
by Craven -Thompson & Associates, Inc., revised August 15, 1983,
24
to reflect a temporary drive at Sabal Palm Boulevard East and
25
sidewalk, is approved subject to the following conditions:
A. Construction is to be in complete compliance with the
26
plans and specifications submitted by the developer to the City of
27
Tamarac as described in Section II of the Development Review Status
28

Sheet and approved engineering drawings.

B. Commencement of construction shall be no longer than one
year from the date of this approval. If the development does not

commence construction within one year, this approval is null and
void unless an extension has been granted in accordance with
33
applicable regulations.'

C. The development order is assignable, but an assignment
does not discharge any assignee from strict compliance with the
order unless the City Council consents to modify any of the
original requirements.
D. Additional conditions established in order to issue the
development order are set forth as follows:
1 - Construction of a 5-foot sidewalk from Sabal-Palm Boulevard
to Rock Island Road to be completed by April 4, 1984.
SECTION 2: Should any section or provision of this development
order be declared by a court of competent jurisdiction to be
invalid, the City Council shall determine if the other portions of
the order remain valid or whether the approval shall be null and void.
SECTION 3: This development order as conditioned shall become
effective immediately upon its passage.
PASSED, ADOPTED .AND APPROVED this 1st day of March 1984.
