RESOLUTION NO. R-84-,;-�3
A RESOLUTION ISSUING REVISED DEVELOPMENT ORDER
NO. 087-1 FOR THE CONCORD VILLAGE II PROJECT;
AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, pursuant to the instructions of the City Council of the City of
Tamarac, Florida, a public meeting has been advertised in accordance with applicable
law of the date, time and place of the meeting regarding the review of the applica-
tion for a revised development order by the applicant for development approval; and
WHEREAS, the City Council has examined and investigated the application,
staff and Planning Commission recommendations and the attached revised development
order dated 10/19/84 and accompanying documents at a public meeting; and
WHEREAS, the City Council has determined that the application is in
compliance with all elements of its Comprehensive Plan, or will be in compliance
prior to the issuance of a Certificate of Occupancy for any unit on the development
that is the subject of the application.
NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF TAMARAC, FLORIDA:
SECTION 1: That the application for a one-year extension of the date of
approval of the final site plan, effective June 17, 1984, is approved subject to
the following conditions:
A. Construction is to be in complete compliance with the plans and
specifications submitted by the developer to the City of Tamarac as described in
Section II of the Development Review Status Sheet and approved engineering drawings.
B. Commencement of construction shall be no longer than one year from
June 17, 1934. If the development does not commence construction within one year,
this approval is null and void unless an extension has been granted in accordance
with applicable regulations.
C. The revised development order is assignable, but an assignment does
not discharge any assignee from strict compliance with the order unless the City
Council consents to modify any of the original requirements.

D. Additional conditions established in order to issue the revised
development order are set forth as follows:
1 - All previous requirements by Council must be included on site plan.
2 - Provide "Right Turn Only" signs on NW 88th Avenue.
3 - Provide easement for sidewalk along NW 84th Terrace prior to issuance
of building permit.
4 - By typical
note, indicate
that all driveways have 47' turning radius.
5 - Dumpsters
to comply with
code.
6 - Prior to building permit issuance, applicant should submit a revised
landscape plan to the Beautification Committee for approval.
SECTION 2: Should any section or provision of this revised development
order be declared by a court of competent jurisdiction to be invalid, the City
Council shall determine if the other portions of the order remain valid or whether
the approval shall be null and void.
SECTION 3: This revised development order as conditioned shall become
effective immediately upon passage.
