A RESOLUTION GRANTING A TEMPORARY EXCEPTION PERMIT
4 TO LAKES OF CARRIAGE HILLS, INC., AND CALIFORNIA
FEDERAL SAVINGS & LOAN ASSOCIATION, IN LIEU OF
SATISFACTION OF THE PLATTING PREREQUISITE AS
PROVIDED IN CHAPTER 20 OF THE TAMARAC CODE OF
6 ORDINANCES; AND PROVIDING AN EFFECTIVE DATE.
7 WHEREAS, Lakes of Carriage Hills, Inc., and California Federal Savings &
8 Loan Association, have applied for a temporary exception permit in lieu of satis-
9 fying certain platting requirements of Chapter 20 of the Tamarac Code of
10 Ordinances; and
11 WHEREAS, this temporary exception permit encompasses Lakes of Carriage
12 Hills, Inc., relocation of temporary model sales structure and California Federal
13 Savings & Loan Association temporary commercial structure; and
14 WHEREAS, the property involved is described in Exhibit "A" attached hereto,
15 and made a part hereof; and
16 WHEREAS, the property involved is owned by Lakes of Carriage Hills, Inc.
17 NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF TAMARAC, FLORIDA:
18 SECTION 1: That the following findings of fact are made pursuant to
19 Section 20-4 of the Tamarac Code of Ordinances regarding the development of the
20 property involved.
21 A. An undue hardship would be imposed if all the standards set forth in
21 Chapter 20 were complied with and such compliance would thus be unreasonable.
B. The granting of this exception would not set a precedent in any way
24 for other and unlike conditions.
25 C. Such permit for exception would not be detrimental to the interests of
26 the community as set forth in Chapter 20.
27 D. The property is adequately served with water and sewer facilities and
28 no further construction is contemplated.
29 E. No additional road right-of-way dedications are required.
30 F. No additional easements, including water, sewer and storm drainage,
3 1 are required.
32 G. No dedication of recreational land is required under Chapter 20.

SECTION 2: That a temporary exception permit is hereby granted
to Lakes of Carriage Hills, Inc., and California Federal Savings &
Loan Association, in lieu of satisfaction of the platting require-
ments of Chapter 20 of the Tamarac Code of Ordinances for the prop-
erty described in the attached Exhibit "A".
SECTION 3: That the following conditions are hereby placed on
this permit:
A. No Certificate of Occupancy will be issued by the City for
permanent buildings on the above described property until all
platting requirements are satisfied.
B. This exception permit is conditioned on approval of site
plan by City Council.
C. This approval is subject to the posting of a cash bond in
the amount of $4,500.00.
D. This approval is subject- to Council approval of an Easement
and Option Agreement.
E. Drainage improvement fees and drainage retention fees are
waived until plat approval or ninety days, whichever occurs first.
SECTION 4: This Resolution shall become effective upon
adoption.
