Reso. #3225 C 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 29 30 33 34 CITY OF TAMARAC, FLORIDA RESOLUTION NO: ,fi g A RESOLUTION APPROVING THE SITE PLAN FOR THE TEMPORARY STRUCTURES OF LAKES OF CARRIAGE HILLS SALES FACILITY AND CALIFORNIA FEDERAL SAVING AND THAN; AND PROVIDING AN EFFECTIVE DATE. WHEREAS, pursuant to the instructions of the City Council of the City of Tamarac, Florida, a public meeting has been advertised in accordance with applicable law of the date, time and place of the meeting regarding the review of the application for a development order by the applicant for develop- ment approval; and WHEREAS, the City Council has examined and investigated the application and Staff and Planning Commission recommendations; and WHEREAS, the City Council reviewed the site plan and accompanying documents at a public meeting; and WHEREAS, the City Council. has determined that the application is in compliance with all elements of its Comprehensive Plan, or will be in com- pliance prior to the issuance of a Certificate of Occupancy for any structure on the development that is the subject of the application. NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF TAMARAC, FLORIDA: SECTION 1: That the development described on the site plan for temporary structures for Lakes of Carriage Hills Sales Office and California Federal Savings and Loan is granted and may proceed subject to the following conditions: A. Construction is to be in ccraplete compliance with the plans and specifications submitted by the developer to the City of Tamarac and approved engineering drawings. t UU Temp. Commencement of construction shall be no longer than one (1) year from the date of this approval. If the development does not commence construction within one (1) year, this approval is null and void unless an extension has been granted in accordance with applicable regulations. C. The development order is assignable, but an assignment does not discharge any assignee from strict compliance with the order unless the City Council consents to modify any of the original requirements. D. Additional conditions are set forth as follows: 1 - The California Federal Savings and Loan temporary structure will not remain more than eighteen (18) months on this site and no further renewals will be granted after that period. 2 -- Drainage Improvement Fees and Drainage Retention Fees are waived until plat approval or 90 days, whichever occurs first. SECTION 2: Should any section or provision of this Resolution be ieclared by a Court of competent jurisdiction to be invalid, the City Council Shall determine if the other portions of the order remain valid or whether the approval shall be null and void. SECTION 3: This Resolution, as conditioned, shall become effective immediately upon passage. PASSED, ADOPTED AND APPROVED this 2 6th day of _ July 1984.
