CITY OF TAMARAC, FLORIDA
RESOLUTION NO. R-83-85
A RESOLUTION ISSUING A REVISED DEVELOPMENT ORDER
NO. 055-1 FOR A REVISED SITE PLAN FOR 3 LAKES
PLAZA (CENTRAL PLAZA) PROJECT; AND PROVIDING AN
EFFECTIVE DATE.
WHEREAS, pursuant to the instructions of the City Council of the City of
Tamarac, Florida, a public meeting has been advertised in accordance with applic-
able law of the date, time and place of the meeting regarding the review of the
application for a revised development order by the applicant for development
approval; and
WHEREAS, the City Council has examined and investigated the application,
staff and Planning Commission recommendations and the attached Development Review
Status Sheet dated 3/30/83; and
WHEREAS, the City Council reviewed the revised development order and
accompanying documents at a public meeting; and
WHEREAS, the City Council has determined that the application is in com-
pliance with all elements of its Comprehensive Plan, or will be in compliance prior
to the issuance of a Certificate of Occupancy for the development that is the sub-
ject of the application.
NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF TAMARAC, FLORIDA:
SECTION 1: That the application for approval of a revised site plan for
3 Lakes Plaza (Central Plaza), revisions to Pan American Bank drive-in teller lanes,
is approved subject to the following conditions:
A. Construction is to be in complete compliance with the plans and speci-
fications submitted by the developer to the City of Tamarac and approved engineering
drawings.

B. Commencement of construction shall be no longer than one year from
December 8, 1982, the date of approval of the final site plan. If the development
does not commence construction within this time period, this approval is null and
void unless an extension has been granted in accordance with applicable regulations.
C. The development order is assignable, but an assignment does not dis-
charge any assignee from strict compliance with the order unless the City Council
consents to modify any of the original requirements.

D. Additional conditions established in order to issue the development
order are set forth as follows:
1 - Installation of two (2) "Do Not Enter" signs at the east side of
tellers drive;
2 - Placement of "No Deft Turn" sign on NW 31 Avenue opposite drive-in
windows;
3 - Placement of two (2) stop signs on either side of drive-in lanes;
4 - Exterior of bank shall be stucco and the to match the color of the
other buildings in the plaza;
5 - Submittal of a new mylar reflecting the above changes. No building
permits are to be issued until this new plan is submitted to the
City.
SECTION 2: Should any section or provision of this development order be
declared by a court of competent jurisdiction to be invalid, the City Council
shall determine if the other portions of the order remain valid or whether the
approval shall be null and void.
SECTION 3: This development order as conditioned shall become effective
immediately upon passage.
PASSED, ADOPTED AND APPROVED this 13th day of April 1983.

Use Plan Element and recommends:
Adoption of Development Order # 055-1 Master File # 16-80 For:
REVISIONS TO PAN AMERICAN BANK AT 3 LAKES PLAZA CENTRAL PLAZA
Project subject to the requirements included in the Report and the following
conditions: -'
The applicant requests revision to the original development order
to provide safer access to the bank drive -up windows at the northeast
corner of the site.
Staff recommends approval subject to the submittal of a new mylar
which will include the following:
a) Two (2) 'Do Not Enter' signs at the east side of tellers drive.
b) Placement of "No Left Turn" sign on NW 31 Ave T opposite drive-
in windows.
c) Placement of two (2) stop signs on either side of drive-in lanes
