CITY OF TAMARAC, FLORIDA
RESOLUTION NO. $-$3--ly/
A RESOLUTION GRANTING A TEMPORARY EXCEPTION
PERMIT TO MONTWOOD, INC. FOR WOODMONT
TRACT 56, TEMPORARY MODEL SALES CENTER, IN
LIEU OF SATISFACTION OF THE PLATTING
PREREQUISITE AS PROVIDED IN CHAPTER 20 OF
THE TANAMC CODE OE QRDINANrES._
WHEREAS, Montwood, Inc., has applied for a temporary
exception permit in lieu of satisfying certain platting re-
quirements of Chapter 20 of the Tamarac Code of Ordinances;
and
WHEREAS, the property involved is described as Woodmont
Tract 56, Temporary Model Sales Center; and
Inc.
WHEREAS, the property involved is owned by Montwood,
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF
TAMARAC, FLORIDA that:
SECTION 1: That the following findings of fact are
made pursuant to Section 20-4 of the Tamarac Code of Ordi-
nances regarding the development of the property involved.
A. An undue hardship would be imposed if all the stan-
dards set forth in Chapter 20 were compiled with and such
compliance would thus be unreasonable.
B. The granting of this exception would not set a
precedent in any way for other and unlike conditions.
C. Such permit for exception would not be detrimental
to the interests of the community as set forth in Chapter 20.
D. The property is adequately served with water and
sewer facilities and no further construction is contemplated.
E. No additional road right -of --way dedications are
required.
F. No additional easements, including water, sewer and
storm drainage, are required.

G. No dedication of recreational land is required under
Chapter 20.
BECTION 2: That a temporary exception permit is hereby
granted to Montwood, Inc., in lieu of satisfaction of the
platting requirements of Chapter 20 of the Tamarac Code of
Ordinances for the above described property.
SECTIQN 3: That the following conditions are hereby
placed on this permit:
A. Requirements of Broward County Environmental Quality
Control Board shall be satisfied.
B. This exception permit is conditioned on approval of
site plan by City Council.
C. Receipt by the City of a Hold Harmless Agreement and
License Agreement.
D. Receipt by the City of a cash bond in the amount of
$5,000.00.
E. This waiver shall expire December 15, 1984.
SECTION 4: This Resolution shall be effective upon
adoption.
