A RESOLUTION ISSUING A DEVELOPMENT ORDER FOR A
REVISED SITE PLAN FOR UNIVERSITY COMMUNITY
HOSPITAL. REVISED DEVELOPMF,NT ORDER NO. 012-3;
AND PROVIDING AN EFFECTIVE DATE.
W11EREAS, pursuant to the instructions of the City Council of the City of
Tamarac, Florida, a public meeting has been advertised in accordance with applicable
law of the date, time and place of the meeting regarding the review of the applica-
tion for a development order by the applicant for development approval; and
WHEREAS, the City Council has examined and investigated the application,
staff and Planning Corrmission recommendations; and
Tn:'HER.EAS, the City Council reviewed the development order and accompanying
documents at a public meeting; and
WHEREAS, the City Council has determined that the application is in com-
pliance with all elements of its Comprehensive Plan, or will be in compliance prior
to the issuance of a Certificate of Occupancy for the development that is the subject
of the application.
NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE -CITY OF TAMARAC, FLORIDA:
SECTION 1: That the application for approval of a revised site plan for
University Community Hospital, prepared by Darby and Way, Inc., revised January 18,
1983, to show an addition to the building and the parking lot, is approved subject
to the following conditions:
A. Construction is to be in complete compliance with the plans and specifica
tions submitted by the developer to the City of Tamarac as described in Section II
of the Development Review Status Sheet and approved engineering drawings.
B. Commencement of construction shall be no longer than one year from the
date of this approval. If the development does not commence construction within one
year, this approval is null and void unless an extension has been granted in accord-
ance with applicable regulations.
C. The development order is assignable, but an assignment does not discharge
any assignee from strict compliance with the order unless the City Council consents
to modify any of the original requirements.
D. Additional conditions established in order to issue the development order
are set forth as follows:

1. Site plan amended to show the number of parking spaces as 574
2. The west side of the median on University Drive will be
curbed, backfilled and sodded with bahia grass.
SECTION 2: Should any section or provision of this development order be
declared by a court of competent jurisdiction to be invalid, the City Council shall
determine if the other portions of the order remain valid or whether the approval
shall be null and void.
SECTION 3: This development order as conditioned shall become effective
immediately upon passage.
PASSED, ADOPTED AND APPROVED this 2 6 t h day of January 1983.

Project subject to the requirements included in the Report and the following
conditions:
1. The cross hatched areas are the subject of the comments made and review
is made irrespective of the applicant receiving license for 73 more beds
by the regulatory agency.
2. City to approve drainage easement between NW 71 Ct and the existing drainage
easement to the northwest.
3. City to approve Water Retention Agreement and payment of fees.
4. Submit DOT permit for curb cut for driveway prior to construction.
5. Submit certified cost estimate of median opening.
6. City to approve Water and Sewer Developers Agreement revisions,
7. Provide access to Dr. Garver's parking lot.
8. Owner voluntarily assigning unused ERC's for the fourth floor to the new
wings - however, prior to receiving permits and license for the 73 beds .
Owner agrees to enter into a new Water and Sewer Agreement and pay new fees.
