A RESOLUTION ISSUING A DEVELOPMENT ORDER FOR THE
CENTRA CARE MEDICAL OFFICE
PROJECT. DEVELOPM�' ORDER NO. 0 9 2 AI,iD PROVIDING
AN EFFECTIVE DATE.
WIIERF„AS, pursuant to the instructions of the City Council of the City of
Tamarac, Florida, a public meeting has been advertised in accordance with applicable
law of the date, time acid place of the meeting regarding the review of the applica-
tion.for a develgxient order by the applicant for development approval; and
WHEREAS, the City Council has examined and investigated the application,
staff and Planning Commission recommendations, and the attached Development Review
Status Sheet dated 8 / 31 / 8 3 ; and
WHEREAS, the City Council reviewed the development order and accon parrying
documents at a public meeting; and
WHEREAS, the City Council has determined that the application is in ccarr-
pliance with all elements of its Comprehensive Plan, or will be in ccanpliance prior
to the issuance of a Certificate of Occupancy for any unit on the development that
is the subject of the application.
NOW, THEREFORE, BE IT RESOLVED BY THE COUPICIL OF THE CITY OF TAMARAC,
FLORIDA:
SECTION 1: That the develc nt described on the attached development review
status sheet dated 8/ 31Z 8 3_ is granted a development order to proceed subject to
the following conditions:
A. Construction is to be in complete ccxnpliance with the plans and spec-
ifications sutnitted by the developer to the City of Tamarac as described an
Section II of the Development Review Status Sheet and approved engineering drawings.
B. Commencement of construction shall be no longer than one year from the
date of this approval. If the development does not comme-nce construction within
one year, this approval is null and void unless an extension has been granted in
accordance with applicable regulations.
C. The development order is assignable, but an assignment does not
discharge any assignee tram strict c m pliance with the order unless the City Council
consents to modify any of the original requirements.

D. .Additional conditions established in order to issue the develognent
order are set forth as follows:
1. Provide an easement for the hydrant to be relocated from
University Drive to the east side of the sidewalk;
2. Installation of a "Stop" sign at the entrance from
University Drive;
3. Installation of Type "D" curbing on both sides of the
median with a 12-inch base to be backfilled and sodded with
Bahia grass.
SECTION 2: Should any section or provision of this development order be
declared by a court of competent jurisdiction to be invalid, the City Council shall
deten=e if the other portions of the order remain valid or whether the approval
shall be null and void.
SECTION 3: This development order as conditioned shall became effective
immediately upon passage.
PASSED, ADOPTED AND APPRMM this 14th day -of September 1983.

If the property were going to be platted, the County would require a
$4,348.00 impact fee, since the City is determining proper fees to assess

on site plan.
