R-&�-ff A RESOLUTION ISSUING A DEVELOPMENT ORDER FOR THE WOODMONT TRACTS 74 AND 75 PROJECT. DEVELOPMENT ORDER NO. 021 AND PROVIDING AN EFFECTIVE DATE. 2196 wTumm, pursuant to the instructions of the City Council of the City of Tamarac, Florida, a public meeting has been advertised in accordance with applic- able law of the date, time and place of the meeting regarding the review of the application for a development order by the applicant for development approval; and WHEREAS, the City Council has examined and investigated the application, staff and Planning Commission recndations; and WEiEREAS, the City Council reviewed the development order and accompanying documents at a public meeting; and W MPEAS, the City Council has determined that the application is in corm pliance with all elements of its Comprehensive Plan, or will be in ccupliance prior to the issuance of a Certificate of Occupancy for any unit on the development that is the subject of the application. NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF TAMARAC, FLORIDA: SECTION 1: That the application for approval of a revised site plan for Woodmont Tracts 74 and 75 prepared by Keith and Schnars, P.A., revised February 24, 1982, for building and parking areas resulting from the inclusion of optional 3-bedroom units, is approved subject to the following conditions: A. Construction is to be in complete compliance with the plans and spec- ifications�submitted by the developer to the City of Tamarac as described in Section II of the Development Review Status Sheet and approved engineering drawings. B. Commencement of construction shall be no longer than one year from the date of this approval. If the development does not commence construction within one year, this approval is null and void unless an extension has been granted in accordance with applicable regulations. C. Additional conditions established in order to issue the development order are set forth following: 1. All original conditions of approval are still in effect that are not a part of this revision. 2. Developer may relocate islands in parking lots up to 20-feet in either direction to protect native trees provided the new location is in com- pliance with all other aspects of the City Code. If the islands are changed in any way, the developer must review the plan with the City Engineer as far as the effect it would have on drainage. 3. Three-foot asphalt walkway ramps shall be placed adjacent to all handicapped parking spaces. SECTION 2: Should any section or provision of this development order be declared by a court of competent jurisdiction to be invalid, the City Council shall determine if the other portions of the order remain valid or whether the approval shall be null and void. SECTION 3: This development order as conditioned shall becane effective immediately upon its final passage. /J PASSED, ADOPTED AND APPROVED this of��iZ1982.
