RESOLUTION NO. R-82-,J!2L
A RESOLUTION ISSUING A DEVELOPMENT ORDER
FOR THE LAKESIDE PLAZA PROJECT. DEVELOP-
MENT ORDER NO. 029; AND PROVIDING AN
EFFECTIVE DATE.
WHEREAS, pursuant to the instructions of the City Council of
the City of Tamarac, Florida, a public meeting has been advertised in
accordance with applicable law of the date, time and place of the mee`1
ing regarding the review of the application for the development order
by the applicant for development appooval; and
WHEREAS, the City Council has examined and investigated the
application, staff and Planning Commission recommendations, and the
attached Development Review Status Sheet dated 10/7/82; and
WHEREAS, the City Council reviewed the development order and
accompanying documents at a public meeting; and
WHEREAS, the City Council has determined that the application
is in compliance with all elements of its Comprehensive Plan, or will
be in compliance prior to the issuance of a Certificate of Occupancy
for any unit on the development that is the subject of the applicatior
NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF
TAMARAC, FLORIDA:
SECTION 1: That the development described on the attached
development review status sheet dated 10/7/82 is granted a development
order to proceed subject to the following conditions:
A. Construction is to be in complete compliance with the plans
and specifications submitted by the developer to the City of Tamarac
as described in Section II of the Development Review Status Sheet and
approved engineering drawings.
B. Commencement of construction shall be no longer than one ye
from the date of this approval. If the development does not commence
construction within one year, this approval is null and void unless a
extension has been granted in accordance with applicable regulations.
C. The development order is assignable, but an assignment does
not discharge any assignee from strict compliance with the order unless
the City Council consents to modify any of the original requirements.

D. Additional conditions established in order to issue the
development order are set forth as follows:
1. That there will be two handicapped parking spaces in front of the
building and two in the rear closest to the doctor's building.
2. That if a permit is not taken and the recording of the plat is not
acccuplished by 5/1/83, the prevailing CIAC rate at that time will have to be pair
in addition to the fees now being paid.
SECTION 2: Should any section or provision of this development
order be declared by a court of competent jurisdiction to be invalid,
the City Council shall 'determine if the other portions of the order
remain valid or whether the approval shall be null and void.
SECTION 3: This development order as conditioned shall become
effective immediately upon passage.

Project subject to the requirements included in the Report and the following
conditions:
1. Approval subject to plat recordation.
2. Provide header curb for entrances in swale area, if permitted by
Florida Highway Dept.
3. Fire Department recommends smoke detectors be connected to a
proprietory alarm company as per N.F.P.A. 72C.
4. Applicant to demonstrate that a continuous utility easement
exists from the southwest manhole to the public sanitary sewer
system.
5. Water and Sewer Agreement to be accepted by the City Council.
6. Subject to reflecting DOT change to driveway on the landscape plan.
