The applicant, Jay S. Huebner, of HSQ Group, Inc., designated agent for the property
owner, Community Church of Fort Lauderdale, Inc (the "Applicant"), filed an application with
the City of Tamarac ("City") Department of Community Development for the following Special
Exception Use:
Special Exception Approval to permit the operation of a preschool in the MU-C
(Mixed Use Corridor) Zoning District pursuant to the Table of Allowed Uses,
Section 10-3.2, Tamarac Code of Ordinances.

Notice of the request for the Special Exception Use was given as required by law. The
Planning Board finds that the property is located in MU-C (Mixed Use Corridor) Zoning District.
Pursuant to Section 10-5.4(G) of the City of Tamarac Code of Ordinances, and following the
consideration of all testimony and evidence presented at the hearing on December 5, 2018 the
Planning Board further finds:
(1) The proposed development will be consistent with the Comprehensive Plan.
(2) The proposed development will comply with applicable zoning district use and
development standards of the City's Code.
(3) The proposed development is compatible with the existing natural environment
and community character of the properties within the immediate neighborhood.
(4) The proposed use is deemed desirable for public convenience, and not injurious
or otherwise detrimental to the public health, safety, comfort and welfare.
(5) The design of the proposed use shall minimize adverse effects, including noise,
light, dust or other potential nuisances, of the proposed use on adjacent
property through the use of building orientation, setbacks, buffers, landscaping
and other design criteria consistent with the city regulations to the greatest
extent possible. Entire site shall be void of any pre-existing code violations.
(6) The proposed development will include adequate provisions for safe and
convenient vehicular and pedestrian traffic movement to, from, and through the
site that minimizes traffic congestion in the public streets;
(7) The site area is sufficient, appropriate, and adequate for the use and any
reasonably anticipated expansion of the use;
(8) The Special Exception shall only remain valid during the period of which the
certificate of occupancy and business license remains active.
(9) The Special Exception is transferable administratively pursuant to compliance
with City Codes, submitting documentation and payment of fees only after the
previous condition has been met; and
(10) Any pre-existing code violations shall be satisfied before a certificate of
occupancy is issued for the proposed use.
Pursuant to the authority contained in Section(s) 10-3.2 and 10-5.4(G) of the City of Tamarac
Code of Ordinances, the Applicant's application for a Special Exception for the use of a
preschool as requested, and as set forth above for the location at 10001 W Commercial
Boulevard, Tamarac, Florida, is hereby, APPROVED, subject to the following conditions:

1. Any proposed expansion of the use of the preschool will require reconsideration of
the special exception pursuant to Section 10-5.4, Code of Ordinances.
2. Approval of the special exception is contingent upon the approval of the Broward
County Planning Council's review of the associated impacts for the Community
Christian Church preschool development.
3. The cross -parking agreement shall be executed prior to the issuance of the first
building pen -nit.
This document shall be recorded in the public records of Broward County, Florida.
