ORDER DENYING SPECIAL EXCEPTION
Order denying Special Exception approval for Woodmont Hotel, to allow for the
operation of a hotel as an ancillary use to a private country club in the S-1 (Recreational)
Zoning District pursuant to the Tamarac Code of Ordinances.
Woodmont Hotel, LLC, designated agent for the property owner, Woodmont Country
Club, Inc., is requesting approval of a Special Exception to allow for operation of a hotel as an
ancillary use to a private country club in the S-1 (Recreational) Zoning District pursuant to the
Tamarac Code of Ordinances located at 7801 NW 80 Avenue, Tamarac, Florida.

Notice of the request for Special Exception approval was given pursuant to Chapter 2,
Article X and Chapter 24, Section 24-552(d) of the City of Tamarac Code of Ordinances, in
accordance with the Authority provision of the January 11, 2017 Amended and Restated
Development Agreement. The Planning Board of the City of Tamarac ("Board") has identified
that the property located 7801 NW 80 Avenue, Tamarac, Florida (the "Property") is located in
the S-1 (Recreational) Zoning District. Pursuant to Sections 2-369, 2-370, 24-548(b), and 24-
552(b) of the City of Tamarac Code of Ordinances, and following the consideration of all
testimony and evidence presented at the hearing on December 9, 2020, the Board finds as
follows:
(1) The development of the Property is subject to the Land Development Regulations
or Code, including any laws, rules and regulations pertaining to the use of land,
applicable, at the time the development Agreement was approved.
(2) The proposed hotel use is not compatible with the existing natural environment
and community character of the properties within the immediate residential
neighborhood.
(3) The proposed hotel use is deemed not desirable for public convenience, and
injurious or otherwise detrimental to the public health, safety, comfort and
welfare, including but not limited to, the immediate residential neighborhood.
(4) The design of the proposed use does not minimize adverse effects, including
noise, light, dust or other potential nuisances, of the proposed use on adjacent
property.
(5) That there will be deleterious impact on the adjacent residential neighborhood's
traffic movement, both vehicular and pedestrian as a result of a hotel use which
may cause traffic congestion in the public streets, and the use may result in a
significantly greater amount of traffic on local streets than would result from a
development permitted by right.
Pursuant to the authority contained in the Amended and Restated Development
Agreement including Sections 2-369, 2-370, 24-548(b), and 24-552(b) of the City of Tamarac
Code of Ordinances, the Applicant's request for Special Exception Approval to allow for the
operation of a hotel as an ancillary use to a private country club in the S-1(Recreational) Zoning

District located at 7801 NW 80 Avenue, Tamarac, Florida is hereby DENIED based upon the
grounds set forth above which are supported by the competent, substantial evidence
presented at the hearing.
